No complaints at all. I was giving an upgrade on arrival to a room with a lovely comfortable four poster bed, with an amazing view. 5/10 minute walk to the city centre. Hostess was very welcoming. Will definitely stay again.

Weekend break
Room 2 was very cluttered with limited space. Bed, linen and bathroom clean but tea making facilities were very grubby therefore not used. At £66 per night probably acceptable but during the current covid conditions could have been better. The creaking staircase kept alerting the owner who always appeared when we were leaving which may appeal to some visitors for a blether but not us. Did really enjoy Oban.

AVOID ROOM 2 ITS A MESS
Room 2 that we stayed in had to much stuff in it ,couldn't swing a cat had to walk sideways around the bed ,you cant walk into the room because there's a 2 seater couch blocking half the door way ,fire hazard in my opinion.the bed was uncomfortable and the bedding was all lumps and bumps .bathroom didn't fair any better with a sloping foor and noisy toilet, the whole place creaked when walking around the b&b.if you any health problems this place is located at top of a VERY steep hill

Lovely little guest house. Very clean and good sized rooms and friendly landlady (with a very cute pup). Loved the location being slightly up the hill meaning great views over Oban bay but still a mere 5 min walk from the main streets. Would definitely stay there again.

Met our needs
Great location a short walk above town however it is up a hill, so mobility challenged guests might have a little difficulty. The owner is very helpful and friendly. The room was small but adequate, however it could use some updating. There is no breakfast except instant oatmeal. Parking is very limited and in a tight space, so park once and walk to town, as was recommended to us by the owner.

Very pleasing guest house, very informative about the local area - worked around Covid restrictions as unfortunately couldn’t provide sit down breakfast in dining room, but were provided porridge/muffins/biscuits in our room.

Very nice staff. Close to town but quiet. Parking would be tight if all spots used or if you have a larger car. Never could get the Wi-Fi to really work.

A break in todays situation
Been here a few times now, always found it reasonable , including the Covid situation. Good location two minute walk to town, Ironing board and iron available, we find the break a good one everything a short Holiday needs. Always plenty of leaflets about the surrounding area, so just go ahead and have a good time

I loved my spacious room with stunning view of bay and harbour. Room had adjoining sitting area with tv and kettle etc. A huge plus making it extra comfortable. Staff wrre friendltvand very helpful in planning my days out by adding suggestions of additional places of interest. I wouldn't stay anywhere else when visitibf Oban. This place was perfect.

Reasonable for the price
Good welcome from the owner. Room clean, but small. Queen sized bed a bit of a struggle for two fatties like us. No breakfast on offer, and I knew about this on booking. Having said that, the host could have replaced the two instant porridge pots on day 2 of our stay (or arranged for them to be available) - but can appreciate why that wasn't possible. Enjoyed our stay in the town, and for a mid-range price this is a reasonable option.

Highly recommend
The owner went out of her way to welcome us and upgraded our room. The view was fantastic. Very accommodating with our dog. Drinks and porridge pots available, in the room, for breakfast, as the breakfast area was closed due to covid. Clean and comfortable and more than ample hot water in shower. The owner asked every morning if there was anything she could do for us. Much appreciated working long days.

Quiet area of Oban. Parking round the back was a bonus as on street parking is tight. Sarah was a good host and took care of us during our stay. Fantastic views from room 9 and a sitting room too. Recommend this Bed only location.

Our host Sarah was very welcoming. Our room was immaculate, and the guest house is a short walk away from the centre of Oban. I would certainly recommend this place.

Great stay!!
Our stay at the Roseneath was great! Super friendly and helpful hosts, despite the unavailability of breakfast due to Covid. Parking was easy and an easy walk into town.

We stayed for 2 nights and had 2 rooms. We were pleased with the rooms apart from the fact that we only had hot water on the first morning. On speaking to the owner she advised us that the boiler had gone off and she hadnt noticed to switch it back on. She apologised but unfortunately it was too late as we were leaving.

My wife and I both enjoyed our trip to this venue, at this moment in. time it is difficult for everyone. We made the most of the situation, and had a nice break. We have stayed at this venue before and find it very comfortable and close to the town. So good luck to all concerned, and we would rebook here again.

This property is on a hill so not great for those with walking problems. Sarah was very accommodating; full of local information and lovely to chat to. Also resident collie dog was a pleasure to speak to as well! Definitely be back in touch with Sarah re our discussions. Enjoyed our visit and would return.
