The was extremely small, it hadn’t been decorated in a long time and was very old the heating didn’t work, the room was nothing like the pictures on the site, the bathroom was so small you you had to turn sideways to get between the shower and toilet

Nice place to stay although found it difficult to locate using sat nav we had room 8 which is a lovely room located at the rear side of main building so if its raining you will get wet going to breakfast otherwise nice room although did smell a little musty

Good location
Property was clean, bathroom was too small. They allowed us luggage drop which was very helpful for us. The bus and railway station are at walkable distance. Free hot breakfast was good, will have to pay for kids breakfast. Overall we enjoyed our stay and would visit again.

Enjoyed our room to the most part. Bathroom was rather small but functional. We were able to bring our car into the small car park. Breakfast was disappointing. Asked for the salmon and eggs. This was done using the sheet left in the room. I have food intolerances so I crossed out the bread. My salmon and eggs came on a toasted muffin. There was very little egg and a tiny amount of salmon. I don't eat cereal or fruit so there was nothing else I could have. Never saw the owners, just the girl waiting on us. Oh, please post instructions on how to use the key boxes. I've never used one before and had no idea what to do!

The Guest House was functional for what we needed. The rooms and bathrooms are very small but as we were out all day and only needed a place to sleep it worked for us. Jane was very nice and accommodating.

A great find
My husband and I booked last minute for us and our 2 year old- it was great, really clean, cosy and friendly. The lady who served breakfast (I didn't get her name) was wonderful and made the stay even better. The room has everything we needed (although the ensuite looked a little tired) and the building is beautiful with original features. We would stay again- thanks!

Small but clean and nice place. Heating towel rack is excellent to efficiently dry clothes in this wet always-rainy place. Also surprised to see such a small place asking for your preferences on breakfast and providing several choices. And the lady present to you your food in the time window you select, all freshly made and hot. Better than a lot of buffet in larger hotels

Winter visit
Visit was mid-December. Booked this extremely last minute due to being let down elsewhere. 2 adults, 2 children under 10yrs. Room was small for 4 and ensuite shower absolutely tiny but all functional and clean. Beds very comfortable and room was warm. Excellent fresh cooked full English breakfast with plenty of choice. Really good location close to Windermere Town centre. Some free parking both on site and roadside. Check in was all done remotely- possibly due to Covid concerns but we didn't see or speak another person from arriving at 5pm to breakfast the following morning which felt a bit impersonal. Would recommend if you're looking for a good base in Windermere.

Clean, friendly but very small family room.
The family room was very clean which is extremely important to me. However it was so small. Included a double bed and bunkbeds a wardrobe and shower in bathroom (bathroom was the smallest i've ever experienced). We stayed 2 nights and we would have struggled any longer in such a small room. However the friendliness of the lady who ran the b&b and the cleanliness made up for the room being small. I wouldn't stay again due to the size of the room However it's a fabulous location. We stayed in room 3.

Really nice. Room was good. Food was good. Service was easy and quick. Not over baring. Fantasic breakfast. Location brilliant. In centre. Near treain. By a bust stop.

A friendly Bed & Breakfast
Cleanliness was good . Hosts were hardworking and lovely . However, small for 3 adults the family room. Could do with updating decor. Finally, great location and suitable for a short break.

Strange damp smell within the room, dated and not cleaned to a high standard. Would only recommend you are a hiker who needs a place of warmth to get your head down for one night.

Check in was hassle free, the hotel manager sent details by text message earlier in the day . The bathroom was tiny and cold, and the on siite parking very restricted, but luckily we found street parking just outside the property. Otherwise a very good value stay.

Didn’t feel like a hotel/guest house room
Room was awful!!!! We were not even in the guest house we were practically in the carpark! A room at the back of the kitchen converted, no room to move around, extension leads everywhere, no wardrobe as no room for one. Couldn’t open curtains due to carpark outside of the window and window being the length of the wall. Booked for 3, thank goodness our daughter didn’t come and it was only the 2 of us or we would of had no room to get ready. We Went to the lakes for a christening. Although booked for 3 only received form to order 2 breakfasts. Says carpark but entrance always blocked and used more by staff, had to park on the christening venue carpark and walk back.
Carpark level with room we were at the back of the villa . Separate door to the room off the carpark!
Extension lead for heater and kettle, health and safety issue

I always try to be positive but find it difficult to do so in this case. Apparently I was supposed to receive a text explaining how check in was to work in the morning of arrival. This arrived two minutes before the check in time. Keys where in a key safe outside the door. The room had a small double and a single but realistically it was only big enough for two single beds. The bathroom door didn’t open fully because it hit the bed. The room door was also compromised by the spring shut crashing into the wall. The very small window was open but we were reluctant to try to move it as a film was holding the broken glass. In the hall and stairs the fire break doors were pinned open and couldn’t be closed. At 4:30 each morning the distribution company from a nearby centre sending out and loading vans with the accompanying shouting and conversing, banging of doors etc which settled down after 1 1/2 hours. Breakfast was preordered but this did not help. Sausage on the undercooked side the bacon either undercooked or “crispy” scrambled egg was barely a spoonful beans tepid and again a similar quantity. The hash browns and tepid with no crispy edges at all. The coffee was made from stale ground beans and the second carafe was sent through the same filter without replenishment. Enough the rest is just more of the same.

Would recommend
Very clean and quiet, well placed guesthouse. Friendly knowledgeable staff. Comfortable rooms with plentiful tea and coffee making facilities. Good hot shower with good sized towels that can be changed every day if you wish. Freshly prepared breakfast chosen by you. Sausages were delicious.Parking is free if you can find a spot, it's a busy area.

Lovely friendly people who went out of their way to make me and my children feel welcome especially the lady who served the breakfasts. Nice room with new shower walking distance around 20 minutes to the lake and 3 minutes to the shops cafes and restaurants of Windermere. We had a great time.

All about the location. Guesthouse very average
We were lucky to find somewhere last minute in Windermere as everything was booked up. Location of this place was amazing and was great to have private parking on site. Due to covid there felt a real lack of human interaction. Get keys from a locker and let yourself in kinda place. The guesthouse felt old fashioned and could have done with a bit more love and personality. Our family room on the top floor was tiny as expected and did make handling our 2 young children and belongings pretty tricky. Kids bunk beds had the worst mattresses with springs poking up. The double bed was ok. Shower room was incredibly small and the shower head was too heavy for it to hold up. Wasn't very powerful either. There were biscuits and tea/coffee in the room which were nice. There was little storage and it was all a bit old and falling apart. In the side table drawers we found old used paper hankies screwed up with snot and also saw there was same under bunk beds! Not the hardest think to tidy up! Breakfast was ok and there was nice fresh fruit. Food quality was average really. Would have liked a bit more interest in that. Bit basic. The lady owner was just lovely so it feels a bit rubbish to leave a 'not great' review but that's the way it goes. She was great with the kids and super friendly and handled all the breakfasts (so was busy). The sign says 'Luxury Guesthouse' but I'm very unsure which bit could be considered luxury. Maybe location and parking! Next time I'd book ahead elsewhere.

Friendly staffs and good breakfast. The carpet is very worn out from hallway to stairs and rooms. Thin wall heard baby cried overnight.
