The room has a strong musty smell it was a dehumidifier in the room and I have to empty 3 times a day, the property is next door to a public park the homeless people lived in this parks and they wonder in the property, I found 2 of them outside my window, I have reported to the property manager and nothing happened, the homeless people attempted to open the sliding window, I didn’t felt safe for that reason. Also we found cockroaches the curtains were dirty. Not a pleasant stay.

I liked the exterior of the place it was beautiful and well kept on the outside but I was seriously disappointed on the inside. The sheets were stained with blood and makeup it was clearly not cleaned. The ceiling seem to be thin because we heard loud noises coming from it the entire time we stayed there. The dryer in the condo was broke and was never fixed or replaced so we were unable to do any laundry. I feel it had been broken for awhile which I think explains why the sheets on the bed were dirty. Parking was limited resulting in parking along the street.

Great experience. Our condo was very spacious and comfortable. Lovely view. Swimming pool and hot tub were nice. It was a short walking distance to restaurants and shopping. Easy parking. There’s a small beach adjacent to the property. Some days we didn’t leave.

The staff was very helpful in every manner. Having an ocean view was amazing, could see the whales from our room. The only thing I would change would be the bed - it was very firm. A foam topper would go a long way in terms of comfort.

Kona Reef is currently undergoing renovations. It is definitely showing it’s age and renos are past due. No ocean view from our unit, you had to enter the pool area or go outside the property for whale watching. Traffic on Ali’i Drive can get noisy.

I went here with my family in December 2023. It met all of our needs and was centrally located. There was parking for my rental car and I could walk anywhere downtown, which was great. The staff at the front desk were friendly. I felt welcome and comfortable the entire time.

This was our second stay at Kona Reef. Both times were perfect for our trip to Kona. Very cloe walk into Kona centre, lovely sea side pool amazing wave sountrack.

The view from the balcony was amazing. Especially during sunset. Outdoor parking space is very tight. But, you can park in the garage if you want. The front desk guys were very nice. There were adequate towels and toiletries for our 4 nights stay. Overall it was a great place to enjoy the sea view.

It was nice, close to almost everything you would need, but if you wanted or needed to contact the office… good luck. There hours are posted 9:00am-5pm, I stopped there many times during those hours to find no one there with the closed sign up

Overall it was such a nice place. We reserved it when Expedia had it at a discount and it was cheaper than all the other resorts near by but with a kitchen! It's in a great location, about a 10 minute walk to the shops in Kailua-kona, has a beautiful ocean front area for a picnic or just relaxing. One major thing to note is that expedias check in instructions for the property are not correct. It caused a major headache for us. Search for their number on Google, the one provided by Expedia is incorrect and will ring endlessly.

Good location but unit was dirty
We had a late checkin and Vanessa in the office helped insure we were able to arrive with no issues. Unfortunately, we paid a decent extra amount for a condo in order to have our unit cleaned after our stay. However, when we arrived, we were greeted with a broken front storm door, dirty bed sheets (there was actually hairs and dirty spots on wrinkled sheets) and our feet turned black from walking barefoot on the tile floors. We also reported that the bedroom closet doors were broken/not working because we were afraid we would get charged for that damage.

I love Kona Reef. The condo has everything that my family needs. The location is very superb: close to dining and shopping areas, pool area in front of Kona bay, and very accommodating manager as we had a late flight so they offer checking out late. I had very positive questions experience. I will consider Kona Reef in the future.

This property is right on the rocky shoreline and we had the best sunset views every night. The property is older, but clean and the pool/hot tub/grill area is well-kept. The kitchen in our unit was sparsely stocked. We ended up buying an inexpensive kitchen knife and spatula at Target because the knives in the kitchen weren’t sharp. We could hear people coming and going outside the unit at night, and the sprinklers kicked on at 4:45am right outside the unit, so if you’re a light sleeper that might be a problem. There is no beach chairs/snorkel equipment or pool beach toys. We bought and rented. But the staff was very friendly, we felt safe, housekeeping came midweek. The property is very walkable to downtown and all shopping and dining and who doesn’t want to walk along the waves breaking along the shore every day? Overall, this was a great find and we enjoyed our stay.

Hotel og værelser var super, men vi fik det værelse med den dårligste beliggenhed. Under jordniveau, så kun en side fik lys oppefra og ned på lille mørk terrasse, som var meget beskidt af hønsefjer og klatter. Ingen mulighed for at se havet. Jeg havde bedt om ingen trapper (dog gerne elevator) da jeg går med rollator, men ingen værelser uden trapper. Elevator lavet så den stopper mellem etager, så enten 6-7 trin op eller 6-7 trin ned. Svært.

The condo we stayed in was very nice, had a very good view of the ocean. The property could use some updates, and painting. other than that a great place to stay. As far as Kona, I was not happy with the area. It is not lush green like most other areas in Hawaii

Nice property. Just a bit run down. The hidden costs and inaccuracies with the advertisement for the location. The advertisement did not mention cleaning fee or electrical fee we had to pay. The advertisement stated ALL rooms had an ocean view. We did not. We had an 8 foot brick wall as our view from the basement level. Not happy with the description of the property verses the reality

Seems like the online pics are of the nicer units, it was a bit decieving. We had rude neighbors that seemed to forget they are living in what is basically a hotel. Woke up to the views of homeless people sleeping on the beach. Fortunately, the foldout couch was for two young kids because it was way too uncomfortable for adults to sleep on. The constant slamming of the screen doors was pretty irritating. Communication was fairly good, but they could have done a better job communicating how to find our unit. Pool was the best part, and quite frankly it was just an average pool.

I received several messages throughout the week asking about my stay, but no one ever responded or acknowledged my concerns. So I am pretty sure those messages are automated. I also found trash in the unit at check in- a minimal amount, but, it was odd. The floors could also use a mop. Last thing, not major but, the listing says “sleeps four” (I only had two) but we were only given ONE blanket despite having two beds. To me that is very odd. Overall I will absolutely stay again, I will just be better prepared.

This resort was booked 6 months in advance. The lack of communication between myself and the manger Rita was horrible. She was very unprofessional and rude.
