Mooltan is old, in fact one hundred years next year, and is not getting a modern make-over any time soon. One of the last surviving Edwardian guesthouses of the 37 that once housed guests in Hepburn, we are proud of that heritage and try to maintain it. But we also have all the modern facilities - ensuite bathrooms with baths, flat screen TVs and internet access. Yes, living in the country means insects, birds, frogs, bees and trying to live in harmony with them. We do provide sprays for guests who find that a challenge. We understand Mooltan House is not for everyone and are really sorry these guests were disappointed with their stay. When not happy with their room we moved them to another room which they stayed in for one night before deciding not to stay a second night for which we refunded them in full.

We make no apology for maintaining the traditional guest house in accord with when it was built in 1924 and as you concede it is also 'price sensitive' for those travellers who want an overnight stay in Hepburn. We are glad the sheets and towels were satisfactory but mattress and pillow needs are very individual. It is a bit surprising you slept with the window open if you were feeling cold. We do not claim to be a 4 star hotel, we are a traditional guesthouse and many people still like our accommodation and return regularly. We like our guests to smell the country air.

Electric blankets, electric fire, hydronic heating but it has been one of our coldest winters for ages, and the wood fires upstairs in the library and sitting room throw out a great heat.

Communal living areas always available for guests to use. Fire going in both rooms and one always vacant. Please talk to us if you needed something.
