B&B Inn was fine for 1 night
We had a rough start booking our room through Expedia when they tried to charge my husband and I for an extra person charge. Expedia was advertising the room to sleep 2 adults for X amount but when cashing out online they added an extra person fee on. Had to call twice to Expedia and spook with two different supervisor and once to the owner of the Inn before getting the extra charge refunded. Found out that other guest staying in the Inn had had the same issue as well who booked through Expedia website. Not sure who's fault it was, either Expedia or Inns. Owner of Inn gave us a choice of either a room in the attic at the Architect Inn or another room in a different Inn that was further away from downtown. We wanted to be able to walk to downtown so chose the Architect Inn. Well it was OK for 1 night! The room had an old smoky odor like wood fire smell and I never thought that I was claustrophobic till we had spent the night in the Attic room! To tell you the truth I was afraid as well. If a Fire should have occured outside of our door we would have been trapped in. Needless to say We did not sleep well and I suggest not booking that room! Upgrade your room to a lower level, pay the extra and breakfast would also be included. Oh, I forgot to mention that No breakfast was included with our Big Deal! Lesson learned for next vacation, I will be calling and booking directly with faculty for a lot less hassle and frustration!

Beautiful historic home in a perfect location!
We had a wonderful time at the Architect's Inn. Our hosts, Nick and Brian, are friendly and helpful, and will make you a delicious breakfast. The room was superb and well worth the money, with a comfortable bed, gorgeous amenities, and very clean overall. There is also a binder waiting for you with all the information you could need about Newport. Overall, the area by the wharf is really nice. Just walk around there and see for yourself. The restaurants cater to many eating styles. Cliff Walk (a beach area) offer a ~1-mile stretch of wide sandy beach (free) and parking for $10. PLEASE PLEASE try Del's soft frozen lemonade --- it will surely put a smile on your face :)

Fabulous home in a beautiful neighbourhood
The service was fabulous, Nick was very welcoming and helpful. Our room was lovely and breakfast was great, something different each day. The hosts knowledge of the area was great it helped us to make the most of our 2 day stay in Newport. I would definitely come back if I was in this part of the world again

A review of 2 halves
This is a review of two halves. Our initial experience was not good - it took two days before we met either of the hotel owners, and felt abandoned in this large house. There were post-its in several public areas, including requests to remove shoes or polish floors. Our room was awful - a very small room at the top of the house with a bathroom not en-suite, as we had thought, but along the corridor and down some steps. However, when we finally met one of the owners we were made to feel welcome, offered complimentary breakfast for 2 days of our week's stay, and upgraded for two days of the stay into a large and lovely room. So our experience is that if you can afford a better class room, then great, but if not it's probably best not to stay here.

Bed and No Breakfast
I thought I was booking into a bed and breakfast, having been fooled by the picture of the pretty dining room, but when we arrived we were informed that because we had booked through a booking service, we had booked the room without breakfast, and would we like to add breakfast (for an additional fee of course). Apparently, when you book through a booking service, the inn books the room without breakfast to make the rates appear lower. I would not have stayed here at the rate I paid if I had known that breakfast was not included. I felt defrauded. Adding to the insult, we were required to remove our shoes at the door, to protect the floors. Our room was in the attic at the top of a steep, narrow, treacherous flight of stairs, totally devoid of charm, with a chamfered ceiling for you to bump your head on, and a bathroom door that would not close. Nothing like the pictures in the ads with charming four poster bed etc. The only good things I can say was that it was well located and clean.

Cluttered Victorian, but good location
The inn is located on a hill about a kilometer from the center of town. The house was funereal, dark on the lower floors even on a sunny day. One has to remove one's shoes upon entry, and walking around the place in stocking feet could cause some older people to slip and fall. The place was so filled with bric a brac and extraneous objects that I was fearful that a misstep could send something crashing to the floor. Definitely not a hip place for young people, more along the lines of a sedate resting home. Out of the more than 300 inns, hotels, etc in the area, I would most likely choose one closer to the action, or one that is less sad and forlorn.

Beautiful inn, minutes from town center!
My fiance and I had a wonderful weekend away at the Architects Inn. The inn itself is beautiful, quiet, and very clean. Our room had a fireplace which made for a romantic feel. Brian and Nick were very gracious hosts. We loved that in less than a 10 minute walk we could quickly get to the restaurants and bars on Broadway. It really is in a fabulous location! We definitely highly recommend this b&b and hope to visit again in the near future!

Nice B&B
Nick and Brian made us feel very welcome. We ended up in a room in the basement with a nice fireplace and special shower. They brought breakfast down for us each morning which was s nice touch.

Just a few blocks away
Overall our stay was excellent......Nick and Eric were excellent attentive hosts. All the information that Nick gave us about Newport was dead on correct. The restaurants he recommended were perfect for us.....Bravo you guys.

Just the bed, not breakfast
Nice room in a good location in a pretty house. But it's not really a B&B as advertised. We presumed that a B&B would have a full breakfast, but were informed that our agent, whatever that means, had indicated we only wanted a continental breakfast. Checking the hotels.com site, there is no clear indication of such a choice. Continental breakfast was a small selection of fruit and some muffins along with coffee, tea, and fruit juices. Disappointing. Also, our room is too cold -- cold yesterday, last night, and this morning. Maybe it will warm up if it gets warmer outside.

We spent the holiday at Architects Inn and it was exactly what we were looking for - beautiful, charming, festive, comfortable and the hosts were lovely.

Owner did his best
Had to book in before a certain time which was not mentioned on Hotels.com site.Ended up in a room up a very tall steep flight of stairs. Considering the hotel was empty thought we could of have had a more favourable location. If you are older with big bags check! Room was cold. Again information on Hotels.com site not relayed to hotel informing them we were vegetarians. Owner did his best with short notice.

Beautiful house in a beautiful neighborhood. Close walk to the waterfront. They have a great book in everyone's room that talks about restaurants and things to do which we found very helpful Unbelievably good breakfast and treats in the afternoon.

Great B&B in the center of town
This is a great B&B. Breakfast was so good!. Both owners gave a lot of personal attention, helping with picking proper tourist options as well as maps and restaurant recommendations. The location is ideal - you can park your car and don't need to drive and try to find parking at busy tourist sites. The room (single) was small but cute, well maintained and comfortable, and the bathroom was clean and fully functional. Best of all was the feeling of being in someones parlor. Cookies and tea set out at night, lovely ambiance. Highly recommended.

something really special
After a tedious and long flight from Munich to Boston, a 2 hour drive from Boston to Newport, and a short search I found the Architects Inn finally. It is not far from the center of Newport but located in a really quiet neighborhood. The location is simply great, it is only 10 min walk to the nearest beach and the same time to the waterfront. Architects Inn is ran by Nick and Brian who care not only for the house and the garden but were absolutely helpful to make my stay as relaxing and pleasant as possible. The rooms are clean and beautifully equipped with old wooden furniture and historic painting on the walls. The breakfast cooked by Brian is simply great. Each day a new surprise and all this arranged with lots of love and taste. I spent many hours on the spacious porch to prepare conference talks in the morning and to relax in the evening. I really recommend the Bed&Breakfast and hope to come back a future day.

Charming
We stayed in lovely large rooms on the 2nd floor decorated in period Victorian style. Skip the third floor servants rooms which were small and cramped. Breakfast was Delicious and beautifully presented. The inn was a charming place and peacefully located down a side street. I would try recommend it.

Worst B&B I ever stayed in. Pay attention to the negative reviews and the bizarre answers from the owners (on Trip Advisor). The bed was awful, one of the owners walked into my room when he thought we were out. There is a volume of "rules" to abide by. If you want a recipe, you will be asked to write a positive review in return. Something is just not right at the Architects Inn.

Follow strict inn rules or face very inhospitibale hosts
By far, this inn was the worst and least welcoming hotel that I've ever stayed. When you walk in, you will be asked to remove your shoes. You will be asked to do many other things during your stay. These rules are listed in what the establishment calls "The Bible" that you are shown upon check-in. "The Bible" contains several unique and interesting tips and nice-to-knows about visiting Newport, but first and foremost, it is a guide to your expected behavior during your stay. If you deviate from this expected behavior, your hosts will turn from nice to not nice in very short order. I stayed in a room that was described as a "cottage suite". It was hardly a suite, and it was certainly not a cottage. It was a rather small room in the attic with a few wicker chairs and tables, and one king bed. In some places, such as the bathroom, a grown person cannot stand up straight. The TV/VCR was small and probably from the early 1990s. My room was never cleaned during my stay. There is also no sense of comfort or privacy in this Inn. While being led to my room, I first had to pass by a group of men, all in their underwear, walking back and forth between rooms in the hall. I could see inside their room, and they had been sleeping on mattresses on the floor. This was not the warm welcome I had anticipated. It may be possible to enjoy your stay at Architect's Inn as long as you follow all of the many rules, and do not ruffle the owner's feathers by asking for courtesy or service. You should also enjoy staying in a place where the interior design has not been updated much since the 19th century. However, If you are concerned with hospitality, comfort, ambiance, or having a relaxing vacation, do not stay here.

Enjoyed our stay
The Architect's Inn was very easy to find, but follow the instructions given on the website, not the ones on GPS units. Nick and Brian are wonderful hosts. The breakfasts are nothing short of gourmet, and there are two sittings to choose from. The house is wonderfully restored. We were on the third floor (which wasn't a pleasant end to the day after walking the Cliff Walk) and our private bath was down the hall. Everything was clean and well appointed. The bath had a wonderful shower. In the afternoon, there was either cookies or brownies sitting out on the dining room table and the house smelled wonderful from the baking. It is in close proximity to everything, and Nick is a wealth of knowledge of the area. We stayed the end of May, and I can't imagine how hot it gets in July and August without A/C. Very quiet, didn't hear anything from any of the other guests. There is a nice library with books and DVDs to choose from if you so wish. I would very much return to the Architect's Inn again!

Das Inn ist mehr ein Museum als eine zweckmässige Unterkunft. So sollten die Schuhe ausgezogen werden, damit die (alten und schmuddeligen) Teppiche nicht leiden... Das Frühstück soll zu einer bestimmten, den beiden Gastgebern passenden Zeit in gemeinsamen Kreis aller Gäste eingenommen werden. Das mag für Alleinreisende attraktiv sein, dürfte aber Paaren und Familien nicht unbedingt passen. der Empfang ist nur von 16-18 Uhr geöffnet. Wer ausserhalb dieser Zeit anreist, sollte unbedingt vorher anrufen, um den Ort der Schlüsselübernahme zu erfahren. Das Preis-Leistungsverhältnis stimmt überhaupt nicht. Da wird das Hobby und der etwas exotisch anmutende Lebensstil der Besitzer finanziert.

Will not return!
This B&B was too quirky for us. Whilst the people who ran the B&B were very friendly and helpful the atmosphere was too stiff and dark and the whole place stuffy and overcrowded with trinkets. The bed was probably the most uncomfortable bed I have every slept in (or tried to sleep in)!!

Bait and switch?
We were disappointed with the room size -- no headroom -- and location -- in the attic -- to the extent that we took a much more expensive room and spent much more money than we expected to on this trip. The reasonably priced room had no safe egress in case of fire and there was no elevator. If you like over-the-top Victoriana this Bed and Breakfast might seem wonderful. It was not to our taste, however, and we were disappointed that our "special rate" room was not suitable.

A sweet find in Newport!
Host was very personable. Bed was extremely comfortable. The inn was quiet, clean and welcoming. Everything was in walking distance. We would definitely stay there again!

Tiny room in the attic.
The room was tiny, in the attic. You could stand only near the queen size bed that took all room space. The rest of the room had only crawl space. The bathroom had a tub in the middle where you could take a shower sitting on your knees. The rest of the bathroom had a crawl space only too. The stairs upstairs were narrow and steep, not for elderly people. Breakfast was very limited. Front door lock was half broken and difficult to lock. Though, the location was great - just minutes from downtown.

Quality and varied breakfasts, but on their schedule (9am). Owners are very attentive to their guests.
