NIghtmare, not to stay, left before midnight.
It was terrible, nightmare. This guest house is very dirty, we found bed bug so many, Eventually, we had to not to stay there and made a decision to come back home(to Aberdeen) at late night. Because at late night indeed we can not find any proper accommodation as well as my son appealed itchy. so I had to drive to home for 2.5 hours at late night. My son appealed very itchy and showed skin rash as well due to bed bugs.

Please please please do not waste your money staying here! It is absolutely revolting. No amenities whatsoever. Half a diluted bottle of soap at the sink but no shower gel etc. Mould everywhere. Dust everywhere. I was over charged as the woman on reception said I needed to pay for the booking and after spending 8 hours in the car I paid it. Only realising when we got to the room that I had already pre paid through Expedia. Took 3 days to get them to refund me after threatening legal action the money appeared in my account immediately. Funny that! To top it all off we left with bed bug bites! Please whatever you do, don’t spend your money with this hotel. Currently still working through Resolver to try and get my money back for this shocking stay!

This property is like a student doss house - no service and you have to work out how to access your room. The good think was the bus service into Edinburgh and the WiFi.

DON'T GOTHERE
One word sums the place up AWFUL. Inhospitable, dingy, the room was far from clean and the wallpaper was peeling in places. The bathroom was tiny and dirty and there was mould growing in the corners of the shower. I wouldn't touch the place a gain with a barge pole and would recommend that others keep away

The place appears ok. No toiletries whatsoever. Very dusty. Carpet on stairs out of rails and could cause an accident. Terrible handwritten notes everywhere. If this hadn’t been paid with 1 reward night I would complain more

BEDBUGS!!!! Incompetent management. You had to go outside and ring them if you wanted to talk. Answer was: Give me 20 minutes. Window broken and they would not fix. It rained and got my stuff wet. NO furniture other than bed with lousy mattress. I felt every spring in it. A nightmare. THEY SHOULD BE SHUT DOWN.

Toilet seat loose. Only one fixing. No bedside light, even after asking. Waste bin almost overflowing. When asked to empty NOT DONE!! On second day no provision of tea bags or coffee. Cups NOT CLEANED!!! Shower Cabinet NOT CLEAN!!!! General appearance of property run down with a lot of painting required. Our room not remotely like illustrated.Curtain rails required fixing. Only one pillow had pillowcase. The other spare pillows HAD NONE!! Would NOT RECOMMEND THIS PLACE TO ANYONE. No provision for disabled. No handrail at front doorstep. POSITIVES: Lady( Owner? ) did carry our two bags up two flights of stairs which as a disabled person was appreciated. The bedding was clean and ironed. Will report these facts to the tourist board. Propert was a bit run down. Wall papers pealing from the wall. Windows not closing properly. No tea facilities on the toon. Fell more like a rundown hostel to be honest.

Business stay. Was in basement room which was great for coolness. Wifi was great. Parking ok. Staff friendly and helpful but my only comment is the online photos are nothing like the rooms and need to be updated. Carpets and furnishings outdated but clean.

Smell of damp from bathroom when we returned in the evening, shower curtain wasn't clean, building rubble directly outside window. All things that could be easily improved.... Staff were very friendly

Yövyimme yhden yön kaverin kanssa. Ihan ok perushotelli, makuuhuoneesta erillinen kylpyhuone aiheutti kummastusta. Kylpyhuoneen siisteydessä hieman parantamisen varaa, mutta hintaan nähden ihan hyvä. Wifi toimi huonosti.

I stayed in the room at the top of the house, the stairs were difficult to negotiate and the WiFi did not reach that high.the bed was comfortable,and the room was warm. The overall feeling was that the whole place needed a good makeover. I would not stay there again.

Dirty and not secure! Avoid at all costs!
Dirty, grubby room. Dried blood on the wardrobe (I'm an Operating Theatre nurse and know what dried blood looks like!). I was allocated a basement room. Window had to be opened as was really hot, discovered the full rubbish bags where stashed right outside. Flies and feral smell. Also, room was accessible from outside by window as no secure system preventing randoms from entering. Holes in bed and carpet. Bare lightbulbs hanging down from the ceiling. Looked like a cliche crime scene! Voiced by concerns to the 'manager'/key allocator. Was advised I could have a higher up and more secure room for an extra £100! I politely declined that laughable option and checked out as the hotel was so dirty, I thought I might acquire something with a very impressive jumping capacity! Was informed I'd get none of my pre paid 3 night stay payment returned. Note 'no refund policy'! I gladly paid for another 3 nights in a fantastic appartment right in the city centre. Please avoid this location. Not secure. I felt compromised as a solo female traveler.

Lovely helpful staff but in need of some updating
The staff went over and above to help where necessary. The room was in need of some updating but similarly they do have a everything you need. The beds were a little old and ‘springy’ but we still had a good nights sleep. There were no noises around the guest house which is something we always struggle with so great from that perspective.

Free parking and Wifi, close to centre
Excellent location for those with a car. We stayed here for two nights and parking is first in first served though there is room for about 4 to 5 cars if you are happy to double park. Catch any bus from directly across the road and you will be at the North Bridge in less than 10minutes, just be aware that the bus does not give change! Check in the lobby area of the City Guest House which tells you the specific bus numbers for coming back. The room itself was spacious, we were on the lower level which was great for keeping cool in the hot weather. We did not spend much time in the room, just to shower and sleep...though I must say there were no blockout curtains, and with sunset at around 9.30pm and sunrise at 4am we found it hard to sleep properly with the bright room. We found an excellent restaurant about a 5 minute walk away serving Turkish BBQ, highly recommend. I would stay here again but needs blockout curtains for the summer months!

Disappointing stay
Advertising misleading, stated there was parking and there were only 3 spots for whole place so we parked in the street which was permit parking in middle of day making going out and leaving car difficult. Parked a long distance away and had to take luggage. Not clean compared to all other places we have stayed. Customer service non existent. Only found breakfast in a the cupboard by chance. Wifi kept dropping out.

Für das Geld einfach unfassbar schlecht!!!
Der Empfang war sehr freundlich und auch sehr sehr hilfreich mit vielen Infos. Man bekam auf Nachfrage eine zweite Decke. Das Gebäude selber ist zwar alt, aber leider auch vollkommen ungepflegt und einfach nur dreckig. Im Zimmer konnte man vor Staub kaum atmen, an zwei Lampen gab es gar keine Glühbirnen, die Nachtischlampe war mit ekeligen Flecken übersäht und der Spiegel im Zimmer hatte noch eingetrocknete Zahnpasteflecken vom Vorgänger oder wem auch immer. Im Bad gibt es keinerlei Ablageflächen, die Lüftung verteilt Staub, da sie zuletzt vor gefühlt 20Jahren gereinigt wurde. Handtücher gibt es genau 1 pro Person und dort wünscht man sich von Herzen ein Fußhandtuch. Die eigentlichen Zahnbecherhalter sind herausgebrochen und die Dusche quasi ohne Flipflops ein Keimparadies.

Sehr freundliches,hilfsbereites Personal Bushaltestelle direkt gegenüber Zimmer war nett eingerichtet,entsprechend dem alten,schönen Haus, Wäsche u.Bettwäsche sauber,der Rest war leider nicht gut gereinigt,z.B.Staub auf Schrank u.Lampen. Trotzdem ein guter Ausgangspunkt für eine Städtereise,wir würden es wieder buchen u.auf etwas weniger Staub hoffen:-)Der Wasserkocher mit Kaffee u. Tee war super.

Location was the best thing about this hotel
Location and the internet connection were the best things about this hotel. Negatives experience during our stay (Room no. 1) were: - we were welcomed by a giant spider in the bathroom - no hot water in the bathroom sink (although the shower had hot water connection) - lights in the bedroom weren’t working properly - the bed had a very old mattress which was uneven and very uncomfortable. - the tea kettle was one that hadnt been used for ages and seemed unsafe - Noise levels from reception and the neighbouring rooms were very high. You could hear every reception interaction in the room. Disappointing experience, definitely not recommended!

Weary Travelers Find a Warm Welcome
Much to our delight, we were able to make reservations just hours before our early morning arrival from our long overseas flight. The owner and staff (Chris and Sara) were most accommodating, even though we arrived hours before regular check-in. We were most grateful for their welcome and found our rooms spotless and comfortable.

Like a hostel. Bed was probably the worst I have ever slept on, could feel the springs in the mattress & had to sleep head to toe with my partner to make it semi comfortable as you sunk into the middle of the bed
