It's a little gem
It's a little gem!! Lovely location in Lincolnshire, near enough for the main birdlife sites. Run by Emma and Mark, a super friendly couple. The garden room enables a great space to sit in and relax, away from the bedroom. Breakfast was super-tasty and just the right amount of food. Great little home from home. Would stay here again without hesitation.

Emma was great! She was easy to work with and accommodated my schedule period she cooked wonderful breakfast the next morning and was so kind and friendly at check-in and when I left. Comfortable clean beautiful room and the conservatory was fabulous! Just what I needed

Good stay with a friendly host
In general all good. Emma was very friendly. The conservatory added much needed home comfort from home. Breakfast could include some cereals and fruits on top of the English and toast, to cater for different needs. A good stay.

Recent Stay at Sunset House.
Very pleasant stay on business. Mark and Emma are wonderful hosts and very accommodating. The accommodation is of a very high standard and the bed was very comfortable. Breakfast was also a delight. Thank you Sanjay

Fabulous little B&B
Fabulous little B&B in a great location ideal for an overnight stay. The bed was so comfy, we both had a great nights sleep Having sole use of the conservatory was great & a lovely evening was spent watching the sunset. Accommodation was clean & comfortable with a lovely host who cooked us a great breakfast. We highly recommend this B&B 👍

Exceptional - "Solo Traveller"
From the moment I arrived I was extremely impressed with this B&B. The directions were excellent and easy to follow. Parking was easy. The owner was very attentive and efficient. The room was very smart, modern, clean and well laid out. I found the room quiet and very comfortable. Breakfast was included in the price and the range on offer was good, the breakfast room/conservatory was clean, bright, and spacious with lovely views. I failed to find any negatives about this B&B, it truly was first class and I would definitely use again if in the area.

The property was very homely clean and tidy. The host was friendly and made us feel very welcomed. although it was only bed and breakfast we felt it would have been nice to have a microwave to reheat taka way food that was eaten in the dining room and possibly a little small fridge could have been placed there to. Because we arrived in March we felt cold in the dining room whilst watching TV and wished there was better heating in such a large dining area.

Super hosts and great accommodation. Due to the cold weather we did not use the conservatory but sure it’s lovely in the summer.

Great and late review
Lovely stay and the nice lady really went out of her way to make us feel comfortable. Place was immaculate and really well presented. Great stop before Boston marathon. I took ages over the review. Sorry but I got there in the sunshine end!

Lovely property very clean, country setting, great breakfast, free WiFi, only minor complaint when asked about what time we would like breakfast, we were offered 08.00 am, we offered 0900 am which suited our onward journey plans better, but was told that did not suit them very well, so agreed on 08.30, a small criticism overall.

Perfect B&B.
All you want and need in a b&b.Really comfortable bed and an excellent breakfast.Bedroom small but you have the personel use of a very large conservatory,with teli and sofa and a seperate garden to the owner.Emma,the owner has the most wonderful dog called Badger.I am not a dog person but found it hard not to take him home with me!Emma was very friendly and I felt nothing was too much trouble.Brilliant host and b&b.

Fantastic Stay
A fantastic discovery as far as accommodation is concerned. A double bed with ensuite, plus what appears to be exclusive use of a conservatory. You're in an annexed part of the house rather than a spare room. Everything is thoroughly clean and the hosts are very gracious and helpful. Zero downside to my stay, would highly recommend.

Clean comfortable and attention to detail made this one of the best places we have stayed . Plenty of tea coffee and biscuits also bottles of water which we appreciated . Lots of choice at breakfast ,beautifully cooked Having your own sitting room with TV with separate bedroom was great .would recommend sunset house to anyone traveling

Lovely B+B with first class room and en suite. Free wifi is useful. Great breakfast selection including a freshly cooked full English. Special mention to Badger the dog for entertaining us.

Despite booking late and late arrival Emma was warm and welcoming with her approach without being intrusive. Following a excellent nights sleep breakfast was freshly prepared and served with a smile..a very pleasant stay. Thank you Emma

Lovely place to stay and exceptional service. Absolute bargain price as the room and whole place is lovely. I stay in a lot of hotels with work and this was the best and the best breakfast! Definitely recommend it!

Sunset House
We stayed for 2 nights and found the accommodation was near to perfect. The bedroom was quite small but we had a full size bathroom and full use of the conservatory with great views. The breakfast was great and the service was excellent. Emma was really friendly and we jwere made to feel welcome.

Lovely warm welcome, host always friendly, clean comfortable room/ bed. Use of conservatory if desired. Only 1 small negative, it's a 5 min drive for food.
