Long walk up & down hills to restaurants & Water street. Some unsavoury characters sitting on step and frequently seen in park next door. Beautiful restored old home. Lovely spacious rooms. Very clean with comfortable beds. Buffet continental breakfast. Air conditioning. Parking on street available.

Cherry, housekeeper, was efficient, friendly and most helpful. She upgraded us for our 2nd and 3rd nights, once a room became available. The property has been brilliantly restored to Victorian/Edwardian splendour. Convenient for all the sightseeing we wanted to do - and for dining (if you can handle the hills! which we could.) We liked the owner, David.

The Balmoral House is a bed and breakfast run by a great, friendly, young couple. It is located just above the hub of St. John's within walking a distance of all of the pubs and restaurants (which is great as it can be hard to find parking in the core). We were lucky to have the best room in the house and it was lovely, although old fashioned. The place is and probably the best part of our whole stay.

The home was quite beautiful, the view out The Narrows to the Atlantic breathtaking, the breakfast excellent; Sherry was an outstanding host. Please emphasis how challenging the stairs can be to those with knee problems. It was barely five minutes to The Rooms and 10 minutes to the prime areas of Water and Duckworth. The steepness of the streets to the heart of downtown was challenging. We would have felt a little less nervous arriving late at the airport if we'd had an email letting us know how we'd get the key. We thoroughly enjoyed ourselves.

Exceptional continental breakfast. The property was extremely clean and David the host was very personable. the check in was easy. I would not recommend this property to someone with mobility issues.

Our hostess in the morning, Cherie, was so helpful and friendly. She shared her experiences in St. John's and was so positive. The owner David was very pleasant and both of them offered suggestions for must see places. it's right downtown so we could park the car and walk, walk, walk!

Location was excellent, the old house was beautifully restored, elegant and comfortable. Our host Cherrie was very attentive, warm and friendly and we enjoyed chatting with her at breakfast .

The view from the front porch was of the harbour and channel out to the Atlantic ocean......beautiful. The front rooms of the B&B have this view. The house was beautifully appointed and our host was very helpful.

This place is an absolute gem!! David, our host, was super friendly and whom we got the privilege to know personally. He gave us some of the best tips while visiting Newfoundland. The location is perfect. We were able to walk to many shops and restaurants downtown and on the waterfront. Lots of parking in front. The breakfast options were fantastic. Lots to choose from. Wine glasses, cork screws, high ball glasses and ice was all available for our use. The house is beautiful and comfortable. Very clean and the service was amazing. I will definitely book again the next time we're here. Highly recommend it!!

Balmoral House is gorgeous and very conveniently located. Options for breakfast were extensive and delicious. David is fantastic and very knowledgeable about the area and things to do.

Cozy and welcoming!!!

Balmoral Inn - great place in St John's
The host David and team were very nice and helpful. Room was clean, no noise. I slept very comfortably. Everything was great. Walking distance to everywhere. Only thing I would add is that it be great to have an espresso machine in the breakfast area. :)

The B&B was elegant and inviting. The owners took meticulous care of it. With a touchpad entry and a charming living room to greet you upon entry, extra wide staircase for travelling up ad down with baggage and a large dining room for eating a well presented continental breakfast, the common areas were well designed. Our room was spacious, with a good bed, sitting area with view of the St. John’s harbour and colourful row houses and a pleasing ensuite. We loved having a parking pass provided, free of charge, that we could use all over St. John’s during our stay, thereby making parking a breeze. We parked along the road outside the B&B and did not have any trouble finding a spot close to our lodgings. The only difficulty we encountered perhaps because it was an older home was finding enough empty electrical outlets for charging our all five of our devices at the same time while we slept!

Heritage home close to downtown.
Lovely house and hosts, good breakfast. Nice location in easy walking distance of downtown St. John's. We felt comfortable even in Covid times. Only drawback was the 4 levels of stairs to get to our room, 1 out front and 3 inside.

Take slippers this is someones lovely home
We had the ocean view room and it was really lovely. We would definitely come back to that room. However, Expedia documents sent to us referred to it seven times as a HOTEL. They are very misleading. It is not a hotel but a very beautiful PRIVATE HOUSE and as such the owner, like many Canadians, requires all guests to remove their shoes.

Great location in downtown St. John's
We had a great stay at Balmoral House. The home is warm and welcoming. Our room was very comfortable and quiet. The owners live off site which was a bit unusual based on our previous B&B experience. Kim was in the house each morning to greet us with fresh coffee and breakfast. The other guests were friendly and banter around the table each morning was most enjoyable.

Great location, lovely hosts but no hot breakfast
This was in a great area for exploring downtown St. John's; was nice to walk back from the pub. Quite uphill so be warned. Also need to carry suitcases up many stairs ... so be in shape. Room 4 was good and bathroom lovely but rather dark since small window at the side of the house. Other rooms were brighter.
