This is not a five star property but it was a very nice stay. if you don't mind not seeing the ocean from your window (I was not expecting to see the ocean) and you want to be close to main area of SeaSide this could be the place for you. "This hotel is in the process of a renovation, it's obvious the new owners are making needed improvements. Had a great stay, so enjoyed the balcony overlooking the Promenade and beach - always something to see during the Summer. Beds were clean and comfortable. Having a kitchenette was very convenient and it was a very spacious room. Fantastic to hear the waves at night and watch the bonfires. The hotel location is fabulous for Seaside. Negatives: Noise - lots of families with young kids. The walls and floors don't muffle active kids from jumping around. The pool was heavily used, so I passed on that. The glass wall on the balcony was distractingly dirty, I cleaned it a few times myself since the seagulls seemed to target it during our stay. Finally, the room had a air freshener/ grandma scent to it which I noticed too often. It's an old hotel that has a lot of great features and is being fixed up. "
