The unit was as advertised and clean. Great spot near pier and walkable restaurants and shopping. Pool area was well maintained.

We loved the quaint heritage yet modern flavour to the hotel. Front staff lovely very helpful. Close to old centre and near the pier.

Wonderful motel with exceptional staff. Our room looked to have been recently renovated. Breakfast was very adequate. The location is great - about a block from the ocean. We would definitely stay again.

We absolutely LOVED everything about this quaint little hotel nestled beneath the palm trees near the beach. The customer service was top notch from the welcome email received right after booking, to the follow up saying they were looking forward to our arrival. Ben at the front desk treated us like family from the moment we walked in, greeting us with fresh coffee, warm cookies and the inside scoop on a map with everything we would want to see within walking distance. We were pleasantly surprised to find that our room was actually a suite with a full living room & kitchenette that included a full size refrigerator, microwave, dishes and even wine glasses. It was super clean with lots of smart upgrades and the bed was super comfy. All the amenities of home. Definitely one of the nicest places we have ever stayed. We will certainly stay there again and tell all our friends to do the same. Thank you Franciscan for being so fabulous!

Great location. Having said that I wouldn’t stay again. We payed nearly 400 a night and were placed in a strange room set up for wheelchairs. Odd set up. Massive locking doors on the interior. Cold - no coffee table in the living room section wasn’t what we expected. Squeaky bed! Staff at the office were not very welcoming Several interactions with them. It was just ok. Wouldn’t stay again.

This is a cute and quiet place. I love the fact that they give you breakfast in the morning and everyone in the office is so nice. The only thing I wish is that my air conditioning would work.

The night security guard is wonderful. Front desk closes at 11 pm so if you're arriving after that, you're out of luck. No phones in room for "cost-cutting." Second night, we got locked out of our room. Card malfunction. Got there after 11 pm so no way in. Walked around in the dark for a long time in the hope of finding the security guard. An hour later, we were let into our room. Hot water broke during the day so they had moved all guests to different rooms. We did not get notified about that so once we finally got in our room--1:00 am?--we found that out.

In all fairness, this inn appears to be a decorative safe hamlet for excited beachcomber hopefuls but it just falls short of expectation. The bed was second rate, completely uncomfortable and provided zero back support. The logistics of the suite kitchenette were deplorable. The microwave was on the bottom shelf in a cabinet rendering it inaccessible and unusable. The refrigerator was big but the freezer was too high to reach. The water temperature and pressure in the shower were terrible: hot water was no hotter than lukewarm. The water pressure felt like there was kink in a water hose. It was frustrating and prolonged the showering time. The room was not equipped with an iron or ironing board. None of the rooms in this inn do not have landline phones. You are required to use your mobile device. But of all the let-downs, I felt unsafe at night. There were other guests yelling and screaming or possibly arguing at midnight. Security response was a young front desk agent that appeared bothered to patrol the area and solved nothing. There were random guests taking on cell phones and walking in the court yard. For nearly $400/night, for a 2 night stay, the bar of expectation is set high. The Franciscan Inn is nothing more than a Motel 6 masquerading as boutique inn adjacent the beachfront deceptively over-promising and colossally under-delivering on the mere basics to innocent and unsuspecting guests. That’s acting in bad faith and bad business altogether. It’s a no for me.

The location is great if you want to be by the water. Walls are paper thin. Rooms are fairly small and quite basic, but they are cheap and renovated old hotels, so about what you'd expect for the area. Staff was very nice and professional.

The room was very clean and new. My one complaint is that there is only bathroom in the suite and no other mirror or station for someone to finish getting ready while another person showers. The room desperately needs a dressing table and mirror by an outlet with a light over it. You could put one in each bedroom — there is room.

Our stay was very nice here and so convenient for exploring Santa Barbara. The only thing I would say as a heads up for fellow travelers with pets is that they are not allowed to stay in the room by themselves (even if crated). It wasn't an issue for us, but would've liked to have known that up front in their listed pet policy before booking!

We loved this place and would definitely return. Ben was especially welcoming. It’s in a lovely area and an easy walk to the ocean. The coffee and afternoon cookies were a bonus and my kids loved the pool. Only negative was that the in room fridge froze the milk and fruit we’d bought for our kids two days running despite us turning it right down.
