Fabulous old Victorian home. Room is quite small but comfortable. Microwave and small fridge in the room was perfect.

We had a good stay. Place is very clean and spacious. Very walkable to the Boardwalk. All the hotel employees are so nice. Love the classic Victorian vibe!

The property is really cute and pretty and the room was lovely. The bed was really comfortable. The check in staff was really nice too. We will definitely stay here again.

Overall good experience. Friendly and helpful checkin. Room was freezing and couldn’t get the fireplace to work, but they had a space heater that did the trick. Bathroom smelled a hint musty. Shower water was hot and had good pressure. Vehicle noise was a little bothersome in our room since it was close to the intersection. Frequent vehicle honking and engine revving. Small homeless camp on the walking route to downtown. Not the best neighborhood.

The room was small and highly overpriced the amenities were next to none and the room I was in wasn't even in the main building it was an annex building next door there was not even laundry facilities and the staff was rude not to mention profiling myself and my plus one.

Cute and comfortable
I love staying here. The mansion is gorgeous, the rooms are cute and the staff is wonderful. Makes for a very comfortable stay. It does get a little loud (traffic- walking and vehicles), but nothing earplugs wouldn’t help if you’re sensitive to it.

Very Disappointing Experience
I spent a lot of time reviewing the various pics of the rooms here on line as I wanted the best room available for our Anniversary stay. Settled upon a great room with lots of character on the 3rd floor and made the reservation. Arrived at the property to check in and was given a room on the ground floor near the entrance to the hotel. The room didn't meet our expectations and when I told the clerk this was not the room I had reserved she said that our reserved room had already been given to another customer. As the conversation progressed she seemed very put-off that I was upset and acted like it was my fault though they were the ones that had given our room away. When asked if we could speak with a manager she said no one was available. When asked if we could see another room she said the only one available was in the house next door which is ok but clearly lacks the character of the main house which is where we wanted to stay. We reluctantly took the second "quieter" option which was just ok with the exception of a horrible mattress and the loudest creaking bed that woke us up repeatedly every time one of us moved (Room #14). As we unloaded our car - the front office gal was in the parking lot clearly talking to the manager or owner explaining our situation as well as another unhappy guest... very annoying as this literally occurred 10 min. after we had asked to speak to a manager. Very disappointing experience, would not recommend and will never stay here again.

Salí de mi habitación a comer algo y cuando regreso me Encuentro una CUCARACHA en mi buró !! A las 4 am (hora de dormir) llega un camión haciendo un ruido horrible parecía que estaba descargando un contenedor de basura, a las 5 am otro, 5:30 otro, total que no pude dormir. Definitivamente no lo recomiendo, cuando hizo mi check out y quise darles mi queja, no había nadie !!

It was a great location with very friendly and easy to find staff. Clean room and very nice sheets on the bed. The bed itself, however, needs to be replaced. It was almost collapsed in the middle and any spring had been work away. Otherwise, I'd definitely recommend the hotel - cozy and quiet.

Central location between downtown Santa Cruz and the boardwalk. Cool Victorian home that was converted and really friendly staff that was able to help us resolve a lockout issue after hours. Only downside was we had a noisy seagull outside our window, but not the property's fault!

Rio Vista Inn reminded me of staying at an Air B&B but not quite the same. We enjoyed it for what it was and the price was reasonable. My only real complaint was that the Air Con unit was not the best. It was taped to a hole that led straight outside and kept falling off. The gentleman that checked us in gave us a nice tour of the property. Lots of history there.

This property was stunning! The only issue we had was our tv was not working and when my husband called they said it would be 1/2 an hour before someone could be there... my Husband shook the remote and it resolved. Lol Otherwise a beautiful place to stay.... and the bed was the most comfortable hotel bed I have ever slept on! Also, very clean!! And a huge bonus for me.... they have robes! I am a sucker for hotels that provide bath robes!

It was nice, but if you want to splurge on a nice room, I wouldn’t suggest going here. The room was pretty nice, but there was a huge hole in the wall for their super Kano AC unit and my boyfriend had to fix it/plug the AC unit hose into the hole with their super weird duct tape setup they had previously used to secure it. There were multiple times it came loose so the AC was just shooting hot air into the room. It was pretty annoying. They give you free tea and soda but it’s Very low quality—like as low as you can get. I would overall describe the place as old and run down with a fresh coat of fancy paint—literally and metaphorically.

I went on a trip with my girl, and definitely would stay there again, amazing staff and service, it felt like if i was home, would recommend it if you’re planning on staying close to the beach, easy parking, planning on going again and would definitely stay there again!!

Nice hotel and staff. Attractive and clean room. But accommodations were a bit strange. The room barely fit a queen size bed. The door requires a code that was handed on a note. I lost the note (my bad) but had to call a number send wait to get the code tested to me. No AC, but heater has a remote control missing a working battery which requires more staff assistance. Overall not bad, and the lock out was partially self inflicted, but wasn't perfect either

We love to stay here, unfortunately our room wasn’t ready at check in time. Details to cleaning were not a 10, drain in shower had hair. When turning down the bed black long hair😳, not sure if it happened when making it….. We like staying here, please have staff pay attention to the details.

Cute and clean hotel in a convenient location
It is a nice looking and clean place - inside and out. The room was up to date and had all the amenities as advertised. The location of the hotel is great - walking distance to the boardwalk and not far from downtown. The hotel room was very cute and even though the original charm of the architecture has been maintained, the room has modern amenities. The room had a window A/C unit but the hose was broken which means we weren't able to use it - we didn't address it with management because it wasn't a big deal to us. It was warm but with the window open we got a nice cool breeze. The hotel overall felt very secure as you need a code to get into the hotel. Would definitely stay here again!

This place is walking distance to the boardwalk and beach. The mansion is updated, but still very old and creaky when walking around. The shower was clogged and was standing in a puddle. Also could hear the people sharing a wall with us. There was hair on the shower floor corner and in the sheets of the bed. People who work here are very kind and willing to help in any way. We stayed in the attic rooms, very small, but cute vibes.
