A very friendly proprietor and also her lovely furry friend,Merlin Her breakfast choices were amazing, especially the kippers, never tasted kippers like it.
We were made to feel very welcome by Nikki and her lovely dog Merlin. Tasty breakfast, kippers were best I've ever had.

The property was a lovely stay and i slept well. Vegetarian Breakfast was a little small but nice. No decaf coffee.
Lovely dog in property.very friendly.
I was warmly welcomed by Merlin and Nikki.
Accommodation was first class, warm very clean and comfortable.
Breakfast was freshly cooked and very tasty. I came as a guest but left as a friend. Can highly recommend and will be back.
A beautiful little place, the room was clean and comfortable, and the landlady couldn't do do even to make my stay great.
Also the B&B is home to the bestest boy in the South,a lovely placid dog named Merlin.
I will definitely be staying again next time I travel to St Austell.
Best breakfast in Cornwall! Nikki was a great host, even a cup of tea on arrival which was well received after a long drive. Great location for Eden Sessions. Merlin is such a well behaved dog and loves a biscuit. A real home from home. Thank you for having us!
Very friendly host who provided comprehensive information about arrival and the town in general. There is a large dog (Merlin) who is quiet and well behaved so nothing to worry about. Easy walk to town. Breakfast was excellent. Comfortable, warm room. Property is starting to show its age (our windows didn't shut too well and there was a small leak letting water in onto the sill) but the owner is refurbishing it. If you have a room at the front the road is quite close so there is some traffic noise. Would stay again.
It was really nice and Nikki had some great recommendations for us. We will visit again 😊

Lovely welcome and service at The Arches.
Enjoyed our stay at The Arches.
Nikki, the owner was very welcoming, friendly and couldn’t do enough for us.
Gave us lots of information about places to visit and eat.
Informed us she had a large dog (called Merlin), he was as placid as could be, very well behaved and calm. We took our dog but Merlin was no threat to ours.
Breakfast was delicious and plentiful.
Parking was available.
Only small issue was not having en-suite as bathroom which was disappointing as it was across the corridor. It wasn’t shared so wasn’t a major issue.
Our room was quite small and the decor and furniture very basic.
Good to have a fridge. Enjoyed our stay.
Nicki is friendly and welcoming. Nothing is too much trouble. She is knowledgeable about the area. Breakfast is lovely, good choice and always hot and cooked well. If your a dog lover then you will love Merlin he is the most gentle friendly dog you will ever meet and he will greet you every morning and lead you to the biscuit jar for you to feed him. He is so gentle when he takes it from you. He knows never to enter the breakfast room until after everyone has finished and then he will bring you his toys to show you.
A very welcoming place to stay in St Austell. Very clean and comfortable room, good room facilities, and fantastic breakfast. Location is great being a few minutes walk from the main shopping streets and train / bus station. Highly recommend.
Nikki was lovely upgraded us for our anniversary ...Met Merlin the beautiful German shepherd.. Breakfast was great best poached eggs ever....A bit if a steep drive to get up to the location but otherwise good ...
Excellent breakfast. Kippers to die for. A bit far from the main town to walk but Nikki makes you feel very welcome. Don't forget to give the dog a biscuit!
What a lovely welcome from both host and canine companion. Cant fault the choice or quality of the food all served with a gracious smile and information about the local life. Would definitely stay again.
The property is terraced house and very spacious and well looked after also in a walking distance into town St.Austell the traffic calms down after 9.30ish pm the staff/owner is very friendly nice and welcoming serves the breakfast at your convenience time the dog is friendly personally I don't like dogs I didn't have any problems Go for it!
ARCHES B&B IS A MUST !!
We stayed one night in June a very warm welcome from Nikki on arrival made us feel at home. Booked the Green Room a beautiful four poster bed, very comfortable and clean. Tea/coffee making facilities, TV and small fridge. Bathroom is well equipped with nice towels, flannels and toiletries.
Breakfast is of high quality and presented well. * No grease present *
Menu offers a great choice you will not be disappointed :)

A quiet location only ten minutes walk to the town center and within easy reach of Eden Project, Charlestown, Mevagissey etc
Nikki is a wonderful host top marks for hospitality !
Merlin the German Shepherd is absolutely gorgeous, friendly and very obedient he even knows not to enter the breakfast room when your eating ! By the end of your stay he will have you trained to give him a biscuit from his jar in the hallway.
Nobody would ever know a dog lived on the premises it is absolutely spotless and smells lovely.
Once breakfast serving had finished Nikki came and chatted with us still offering more tea/coffee which was lovely to have a host give you their time. We both support Live Music so Nikki suggested other towns events to check out etc ..
A very relaxed Sunday departure fabulous stay looking forward to our return in Aug for the Blue Room.
Nikki and Merlin made us most welcome !

The B&B was clean, well presented and tidy. Nikki, the owner, was very friendly, helpful and welcoming. Merlin, the gorgeous German Shepherd puppy is just adorable and well behaved. We only stayed for one night and it suited our needs perfectly. There was ample tea, coffee and milk in the room. A hairdryer, Iron and Ironing board was provided. Breakfast was excellent.
My only negative comments would be, and they aren't really negative, is the parking is very tight and a bit of a headache to access, the signage from the road is not very clear and the room we were in was very tight on space at the end of the bed.
I would recommend the B&B.
