Stayed mid-February, 2025, just coming off an extreme cold week (-20 to -25f for a few days). If expecting to utilize the pool, call ahead before booking your trip...pool was closed due to 'maintenance', which may be due to the fact that they couldn't keep it warm enough in the extreme cold periods of winter. Very friendly staff in a clearly family-run establishment. Rooms were kept cold on check-in (mid-50F) but quickly warmed up with in-room heat. Literally felt like we were the only room occupied...very quiet and overall pleasant stay.

The staff were helpful, the room we ended up with after an initial change due to a defrosted refrigerator that had made a mess, was fine. Tho newer flooring the overall look and feel was that the property was run down.

Property was run down and floors were clean, but easy to dirty up in winter as was linoleum. Bed coverings were very stained, we took them off the beds right away. The other linens were clean though. Beds were surprisingly comfortable. The staff was the the star of the place though. Very accommodating and very friendly. It is a nights sleep with a lower price than other places around the town, if looking for a no frills sleep.

Run down but cheap

Americas Best Value Inn & Suites Thief River Falls was cheap but the hotel was run down. We were put in a room very close to the front desk it was noisy. The Hotel Pool was closed for repairs which was one of the reasons I booked the location. he waffle dough was sour and breakfast was limited. It was cheap so my expectations were not that high but being woken up by a dog barking was not great. The front desk staff were helpful.

While our room was clean, the faucet handle was broken and would fall off. The complimentary breakfast was a joke. The waffle machine was "out of order". All that there was to eat was a few pieces of toast/bagels and yogurt. No protein. With the broken waffle machine, they could have served frozen waffles or something else to replace it. Again, absolutely NO protein. Other hotels with complimentary breakfasts serve hot oatmeal, boiled eggs and much more. We went to a restaurant near by to have breakfast. Truly a disappointmen!
