Nice rooms and the location was great for our visit to Universal Studios. We loved the amenities provided in the hotel room. Only issues was the bathroom was small and the breakfast was okay.

They have Very good breakfast. They have no Japanese public bath – onsen . The rest was much above average

Room was spacious and clean. Very central to Kyoto station and shops and resturants

Great staff, I really liked having laundry in the room.

The cleanliness of the room was very disappointing. I gave it 2 stars, and I have stayed in 3-star hotels before that were still much cleaner than this one. There was also a very strong cooking smell as soon as we walked into the room, which suggests that many guests cook in the room and that the kitchen has not been cleaned properly. There was dust around the edges of most areas, and the utensils were dirty, so we had to hand wash everything before using them. The beds were also very uncomfortable, which I often find to be the case with accommodations that include kitchen facilities. On the positive side, the washing machine was very useful and convenient. Most of the front desk staff are non-Japanese so everyone can communicate very well in English.
