Small hotel
In a few words I would compare the hotel to an Ibis one. The rooms are very small as are the bathrooms. The concept is nice, but thats about it. It is close to eateries bars and restaurants in bassac, but you cant walk to main atteactions due to the roads and traffic. In the room the air conditioning was positioned so it blew straight on the beds. The beds were hard, there is no closed wordrobe, the desk with the TV is extermely small and crowded with things (such as tea, coffee, kettle, hotel books etc..) and there is no room to place your luggage. The room is extremely crammed.and only good to sleep. The bathroom has no windows and was not clean when we arrived. There was hair in the shower) presumably from the previous guest. The water in the pool was green. Overall, the manager was very firendly and obliging. The other staff hardly smiled or spoke english. There looked like there are many similar budget hotels in the are that appear nicer. I would stay again the area as it was close to many good eateries and bars (especially the incredible Malis restaurants, Feelgood 2 cafe - which makes amazing coffee).

Bon accueil et emplacement bien situé. La chambre était très calme et assez spacieuse. La prestation globale est bonne mais pas à la hauteur d'un 4 étoiles.
L'ensemble aurait besoin d'un bon rafraîchissement et le souci du détail fait défaut (qualité du linge passable, nombreuses fissures, joints jaunis, présence de tâches, .....). Le rapport qualité prix est bon en phase de promotion mais beaucoup moins si vous payez le prix fort.

A reasonable and safe hotel in Phnom Penh.
When I stayed at a neighboring hotel before, I felt uneasy about security and staff, but this hotel did not have any problem. It does not face the main street, but it is quieter there. The staff is friendly and in English.

Value priced hotel
We stayed one night and picked this hotel as it was reasonably priced and close to the bus. Check in was very good and we had a quick late meal before going to bed. Room was average but there were tiny bugs crawling around in bathroom and on dresser. I would have liked it to be cleaner.

Our stay here was amazing. The level of customer service we received here is beyond superb. The staff do absolutely everything in their power to tend to your needs and their level of politeness is like no where I have ever experienced anywhere in the world. The people of Cambodia are truely the loveliest people I have ever encountered and on this factor alone I would highly recommend staying here. As for the hotel itself, the location is ideal and walking distance to a majority of the major attractions i.e. the Royal Palace, Museum, Central Markets and restaurants along the river front plus a few little gems in the streets nearby the hotel. Ammenities of the hotel are great quality (I had an amazing sleep in the bed, it was perfect for my bad back). The food from the restaurant for both breakfast and lunch/dinner was great. I highly recommend the the beef burger and the steak. And finally the spa facilities whilst basic was still of a high quality. The massage I received was just the beating (I mean that in a good way) that I needed. We were very humbled by the customer service we received here at TEAV. Thank you once again.

I been staying here a few times.The lady manager is very helpful and the staff there are very super friendly.The room is splendid, beautiful, clean and comfortable. The down side is the shower water are not warm at times. 2nd, it will be lovely to have gym/fitness facilities in this hotel to hold back customers. That's is one of the factor I have chose to stay at other hotels now. But for travelers doesn't need a fitness facilities, you should go for this hotel! As it's centralized as well.

The water heater was not working well and the room could be cleaner.
Small exquisite boutique hotel with well composed spatial design and detailed interiors combining contemporary and vernacular design nested within a green residential site. I like the brush sketches and wall decors, together with the TEAV booklet which provide some unique local ambience. The green concept could be further developed to provide natural light and cross ventilation to the restaurant for both comfort and usability. Very warm hospitality and mindfulness in service. Manager Maria and staff are very helpful and provide very warm hospitality and service during our stay. The choice of dishes for breakfast and room service are limited but very well done and serve their purpose adequately. Perhaps due to the Khmer New Year and some staffs have gone home for celebration, the massage service is surprisingly unprofessional and incompatible with its vision and nicely designed spa rooms. I still like it and have an enjoyable stay.
We stay for four nights, fast free wifi, towels and bed linens clean, room very spaces and no smell, but the floor is quite dirty but we mobbed it ourselves. Breakfast is limited you have to choose between western (bread, eggs, bacon etc) or Asian (fried rice, noodle etc) fried rice is nice, food is clean. There are some mosquitos but the hotel provide you with anti mosquitos to burn before you leave your room for dinner. Location is good quiete for sleep ( no traffics)
But not far from most of main attractions and restaurants. hotel staffs are very nice people.
We like this hotel and would stay here again next visit to Phnom Penh
