It was wonderful, the bed was incredibly comfortable and real value for money with the breakfast, we would definitely come again. The only down side was that the car park was a bit hit and miss, a lot of the space said no parking.

A unique and charming place by the sea. The position is everything here and it is a delight to sit on the terrace with a drink looking at a Riviera view through the pines to Studland bay. Smart room, lots of varied public spaces. Great for children (though we didn't come with ours!) and a very good breakfast.

Knoll House has a lot going for it - the location is fantastic, the facilities are good and there’s loads of space. It could be great, but our experience was of a hotel that is unloved and needs someone to take real pride in it to help it reach its potential. On arrival, the welcome was very brief. We weren’t told where anything was or given the basic information you’d normally expect. Our room also wasn’t very clean - it was dusty and there was a big ball of hair on the floor. When we used the shower, the bathroom flooded, and I ended up cleaning out the shower trap myself, which hadn't been touched in a long time. Around the rest of the hotel, the décor feels tired, the Wi‑Fi doesn’t reach very far, and everything just feels a bit unloved. There were positives. The food was nice, breakfast was good, and the location really is stunning with beautiful views. There are also some great spaces inside the hotel, like the reading room, and brilliant facilities for kids, including the pirate‑themed play area and the games room. The biggest issue for us was the behaviour of some front‑of‑house staff. A few were genuinely morose, and on more than one occasion we saw staff standing around in communal areas complaining loudly about guests, which definitely affected the atmosphere. Knoll House could be a fabulous hotel, but it needs someone to take real pride in it and pay attention to the details. At the moment, it’s not delivering the experience it could, especially for the price.

Excellent location but very busy road directly outside. Evening food was very good but breakfast less so. Hotel decor was a bit tired and paying extra to use the outdoor pool felt wrong and something we had not encountered anywhere else. The price felt expensive for what was provided.

Lovely hotel and location. Hotel a little dated and could do with a little revamp Dog friendly so expect many Canines Breakfast was fab. They do the best scrambled eggs!! Varied choice Rooms clean but dated. The WiFi could do with being updated too. Staff very friendly and helpful. Overall, a nice few days away

The property was very run down . The facilities were badly looked after, if not non existent. The food was very average. The drinks were extremely overpriced. The hotel was much too expensive for what was on offer. We were expecting a spa hotel, and it definitely wasn’t. Very disappointed.

Location and look of hotel were super. Dinner was excellent on each night of my stay, staff friendly and helpful, bed linen and towels spotless. However, the room and bathroom felt a little uncared for. I had to make my bed each day and neither the room or bathroom were cleaned during my 3 night stay, ditto china cups for tea/coffee. I only expect to do these things if self catering in all honesty. It was fine for a short stay but the hotel was very large and the emphasis is very much on being dog and family friendly so I don't think I'd go back for those reasons.

Most of the staff were wonderful. We did however have an issue with our bathroom window. It's a clear window that is situated within the shower area. The blind was very much missing. My husband wasn't too keen on me taking a shower with the top half of my body showing. The night receptionist wasn't very helpful and suggested that 'no one has complained' Which confirmed that it had been that way for a while. Apparently the maintenance guy popped by but could not do anything, this information was given only after we enquired that about it. Apparently we had to suck it up and make do with me exposing my chest area. Eventually to be able to get clean without crouching I stuck a bath Matt in the window, the type with the suction pads On the first night to add to our Woes there was a group of at least 15 lads staying at a family hotel they must have taken a wrong turn at Ayia Napa, because you could hear them gaffaw all evening very loudly outside our bedroom window until late into the evening. Apart from that it was ok

The hotel is very "tired" and needs a lot of love and attention. Our meals at the hotel were good and the reception staff were good. The waiting staff in the restaurant were pleasant snd helpful. The hotel is close to Knoll Beach which is sandy and lovely.

The Knoll house is a charming classic hotel in a perfect location to acces the beach or simply look out to see the Old Harry Rocks in the distance. The breakfast buffet was absolutely amazing! Highly recommended

Shower temperature oscillated from lukewarm to scalding every 20 seconds. Not just uncomfortable but dangerous. Bathroom didn't have a sink in it. Sink was in the bedroom, right next to the bed. Tap leaking / when closed. Only 2 plug points in the entire room! Used up for the TV and the kettle. Nowhere to charge your phone. 'Double bed' is actually 2 twin beds joined together - and they were of different heights, so beware 'rolling down' and back up again while asleep. Zero cleaning throughout a 4 day stay, no inquiry if we needed anything. Staff member had no idea where our room was, incorrectly directed us to a totally different building. Breakfast strictly average, buffet only. Coffee from machine was undrinkable, preferred the instant Nescafe sachet in the room! Despite all this, the place seemed fully booked, and many people seemed to be thoroughly satisfied. Clientele seems to skew older, and many seemed repeat customers.

Nice room with balcony and distant sea view. Unfortunately the weather did not allow us to enjoy some of the facilities on offer. Bathroom was pretty good with a shower over the bath. Controls were a little stiff and difficult, not at all intuitive to use but there was plenty of hot water. Bed was on the hard side but comfortable enough. My only complaint would be the distance between the bed and the wall making it difficult to get out, particularly at night. Not helped by the large picture hanging right where you need to walk, very easy to knock as you squeeze past in the dark. Dinner was a set menu and was quite good but with limited choice made even more limited on a Sunday if you did not wish to have a roast, two of the five options, fortunately we did. Breakfast was a very good hot buffet. We were certainly set up for the day. Would I stay again? Probably, yes.
