It is in a nice quiet place and there was parking in back of the building. My room was clean with lovely white sheets, but there was a stale smell in the room. I opened the window to get rid off it, but it didn’t go away. I think maybe the carpet and the bedpost need to be steamed cleaned. Also, it’ll be good to have a hand towel and a bin in the bedroom. Also, there was no wifi access for the three days which I stayed there which was disappointing as I needed to get some work done. Overall, I enjoyed my stay. Thanks.

No hot water, carpet at skirting boards was filthy, dripping tap and what may have been fungus on ceiling. Extremely disappointing. At the price I wasn't expecting maybe 1 or 2 star standards, this room I would rate at a minus, it was so bad I left after only one night despite having paid for three, after complaining to Expedia the owner refunded half the total bill which I wasn't happy about. First and last time using Wotif.

The room was OK but the carpet was soaking wet and even though they gave me a couple of extra towels they finished up soaking wet. I expect a dry floor!. There was no soap of any kind in the bathroom and not even a glass in the room. Nowhere to put clothes either. I was not at all impressed although the staff were very nice.

We were happy with the accomodation as it was walking distance from our conference venue and suited our needs. It is a one or two night stay facility at most. The restaurant is wonderful and the discount for guests is generous. The food was fresh and very satisfying. Short stay recommended.

It was cheep to stay here and I think you get what you pay for just a room, sheard bathroom's and toilets ,sink was blocked in my room and I notified them about it told it was going to be fixed and it never was

Room 3 taps have dripped for last 3 months, Room 4 has no waste bin in room. Bathroom shower takes around 3 minutes to become hot. Heater in bathroom not working recently. Staff are nice.

No hot water in room sink in evening or in bathroom fir shower in morning....very disappointed....won't stay there again.....basic facilities is a hot shower. Room was fine but left with a bad feeling.

Cosy & Convenient Staying @ Rooms at Carboni's
It was a great location as regards visiting Eureka Stockade Display & the Wildlife Park and attending a Show @ Her Majesty's Theatre. Having the Italian Kitchen Restaurant on-site (that was booked out on a Sun evening) was an absolute treat, what with 15.5 % discount for guests. It was great value for the total package, which certainly made up for the small inconvenience of an external bathroom/toilet. Have already promoted this establishment to my friends, who many, many years ago studied in Ballarat. Bob C.

Nice clean and very good budget hotel
The only issue we had was, being a windy night the door way in the hall rattled most of the night sounding like someone was banging doors, otherwise all good!

I can't rate the comfort of this bed higher than my own, otherwise I'd have to buy a new bed! A little gem of an establishment with a very warm welcome.

The room smelled strongly of cigarette smoke. When I notified staff, I was told that there were no other rooms available and a token effort was made to reduce the smell. There was no other follow up while I was there. i spent one day with the door and window open to allow the smell to dissipate but it was cold this time of year. One of the communal showers was good while the other was almost a waste of time. Eco-friendly wise, one of the toilets was streaming all the time and the taps in my room were dripping despite turning them off as tight as I could. Bed was comfortable, though and microwave and kettle were used ok.

The rooms were small but adequate. It was quiet and everything worked. There was no conditioner in the shower but everything else was fine.

The staff are super friendly and amazing, the restaurant is very good I highly recommend you make a booking for the restaurant and not a walk in it is often booked. Overall great value for money just a fee small things that could be improved, such as having wifi and soap in the room and in the shared shower room there is no fan and the windows don't open so the room just fills with steam. Overall it's great value for money.

The staff are really nice the room is very clean and great value for money. Just a fee little things the place needs, for example in the shared shower room there is no fan and the window doesn't open. Also there is no wifi but for the price it's great value for money the room has a tv and a heater.

Only negative was lack of an ensuite bathroom but this was compensated for by a good price and having two bathrooms for just a handful of rooms.

Room was very clean, comfortable bed and decent aesthetics. But my room didn’t gave an openable window and the tap dripped . But I slept pretty well anyway.

Our room stunk of cigarettes which was very off putting for two non smokers. Even opening the windows and turning the fan up night did not improve things. It was otherwise very clean and great value. Not being able to collect the key until 5 was a bit annoying as we had wanted early access to freshen up and go out again but that was not possible sadly. But again it was great value 👍
