"Room kinda small for two beds. Squeeze between beds compare other hotel rooms. Should bed roomy for one bed. Shower floor have some cracks need replacement. Will not go back. Price should be lower than what it is."

"The room was very nice. But the staff was terrible they sit on their phones, when I called to ask about a pair of boots I left there it took many calls through out the day with being put on hold. When I finally talked to someone they told me my boots weren't there though I know for a fact I left them and the staff said the house keeping might of taken them. Im furious I I didn't even leave them there for a full 24 hours and they were taken already. Thieves should be fired imeaditly"

"Staff were all great and helpful. Breakfast was simple and got the job done (yogurt, coffee, danish, waffles etc.). Cookies and coffee in the afternoon were yummy. Beds were comfy and room was clean. The location was great and very walkable to the beach, pier, and state street. We will stay again!"

"Stayed here for 2 nights recently after seeing amazing reviews (rated 9.2 out of 10). I have no idea how the place got such high ratings. Location: Good. Very close to the harbor but definitely a longer walk to Sterns Wharf and even longer to State Street action. Parking: Free parking was good. Front desk staff: Nice and polite. Breakfast: The less said the better. Bread, bagels, and pastries were stale. Coffee wasn't that good either. Room: Bed was very soft. The room got really hot in the night and the AC kept going on and off all night. AC made really loud fan noise as if it was an industrial fan and so was difficult to get any sleep."

"The room was perfect! Clean, and had everything I required The staff were very kind and helpful. Only 1-2 blocks from the beach. They offered a well attended continental breakfast in the morning. The only thing I would add to that would be some yogurt, but was completely happy with coffee, bacon, and a bagel. For travelers wanting a more peaceful stay than noisy (but also fun) I highly recommend the Franciscan Inn!"
