Property is ok, maybe for the price you could expect more. But the staff they do need some smiling classes and as well how to not be rude, wirh only that, the place could be worth to be paid more what we paid for.

Kouklakis Villas
We arrived late evening - about 10:45pm. at the time of our booking, Expedia confirmed that our late arrival would not cause any problem. When we arrived, the reception was closed and no-one in sight. By coincidence a bar maid showed up (the bar was closed) who helped us get hold of the receptionist (the only one speaking English). We got checked in. The next morning we had their breakfast - 5 Euro each. Worst to date. Dishwater coffee and terrible juice. We did not repeat the experience. I think the main problem at this establishment is that of the 3 people that serve the guests in reception and pool bar, only the multirole receptionist/waiter/etc etc speaks English. This puts a lot of pressure on this one guy. 10 minutes walk to the nearest black beach was ok. The beach is not suited for kids or non-swimmers. Beyond 2 - 3 meters from shore, the water depth droppes to 2 meters. Kouklakis Villas claims to have two stars. This is probably true and is reflected in the very reasonable price. I will not come back.

Im grossen und ganzen ist das Hotel ok, vorausgesetzt, man mag es gerne praktisch und einfach. Der Pool ist ganz nett und der nächste Strand ( 2 min mit dem Auto ) ist wunderbar. Mit dem ersten Zimmer, den wir zugeteilt bekamen, waren wir nicht zufrieden. Sie waren hilfsbereit und gaben uns ein neues (besseres) Zimmer.

μετριο σε ολες τις παρεχομενες υπηρεσιες.καφες στην πισινα 5 ευρω με. 0,5 lt κ το νερο χωρις να ζητηθει συν οτι λειψανε πραγματα απ τα προσωπικα μας αντιμεινα με την υπευθηνη να χασκογελαει οταν αναφερθηκε το γεγονος.προς αποφυγη σιγουρα.χρεωση για κλιματισμο 7 ευρω την ημερα οταν πλεον κ στην ουγκαντα ο κλιματισμος παρεχεται στην τιμη.γενικως πολυ καλες κτιριακες εγκαταστασεις αλλα προς αποφυγη για διαμονη.

Looks good BUT stay clear. Something NOT right
Arrived on 31st May 2017, greeted by lady with little English (we speak no Greek). We didn’t get shown to hotel pictured as Kouklakis. There are at least 3 hotels on the one site all with different names. One named Seaside (sorry neglected to note the others). I stood on broken glass by pool. Informed owner BUT 4 days later when we were leaving, the glass had still NOT been cleaned up. No cutlery, crockery or kettle in self catering room. Only 4 glasses, a jug and a tray. Supermarket down road where owner told us to go was dirty, poorly stocked and expensive. No daily housekeeping. We had so much rubbish in the room that we took it to the street bins our self. On 5th day of 7 day stay they left clean sheets & towels on table for us to put on ourselves. They left our room unlock and unsecured. The strength of bleach used to clean stung our eyes so much we had to open all doors and windows. My face cloth was left on floor. Wardrobe draw broken, Sink door broken, Soap holder broken. Of the 3 small soaps provided, one had previously been used but re wrapped and left for us. Shower curtain pole held up with cord. Had to hold shower head in your hand as there was no wall mount for it. Television didn’t work. Extremely poor internet connection if at all. No 24 hour front desk. We never found the bar/lounge only pool bar A woman who worked at hotel is con artist Tried to get money from us on 2 occasions. Could be good place BUT people running it are questionable.
This was the only cutlery crockery suppied

Kouklakis Villas is a lovely, cozy place. A very convenient location. 5 min. walk to the beautiful beach and bus stops, where scheduled bus service to Thira. Close to the beach of Vlychada, with its amazing beauty and excellent opportunities for surfing - I went there on foot (first on the coast, and then through the village, and not more than 40 min. took the whole road). The kind mistress - dear madam Litsa and the young charming man and girl-barista, who work in her hotel. I stayed there for 3 days and was pleased with the room. The only downside is the noise from the English-speaking guests, who shamelessly shouting under my window and disturbed sleep. Their rudeness is an elementary explanation. You can understand why the Greeks and the Russians choose this hotel due to the minimal cost per night (this is for good economic reasons), but when Europeans and Americans choose the same option, you can imagine what kind of sad contingent. I haven't any conflict with them, of course, it was just a forced fatigue from lack of sleep. The gentle Aegean sea so healthful that gave me strength and vivid sensations. Incredible and healing changes in soul and body in just 3 days, like I had been there for a year, and felt so well and vigorous as never before. As longer you stay, so the more tenderness, kindness and inner balance you'll exude. However, beware of wind on Santorini, dress warmer at night, since the end of September.

Very bad hotel menagment
Stay was for 5 days luckily not longer. There is no receptionist at the place and no one speaks English or any other language except Greek they are completely not interested about their guests and not taking care about cleanness of the rooms.There was also low pressure and mud was coming out from the shower when friend of mine who speaks Greek explained to the owner of the place she was just saying to go to the room not interested to help and saying everything will be ok but doing nothing.. Wouldn't recommend this place to anyone there are much better places more near to beach with lesser prices unfortunately we ended up here because started our trip planing late so everything was booked.I was at Santorini more then 10 times in different accommodation and never came across this bad service...Just don't try it out..
