Good choice for the airport, IFEMA and downtown

Stayed here three nights during PTE World and then again one night upon returning from the Camino. Chose it due to reasonable cost, and that it was only a couple blocks from the Colombia station on the #8 line from the airport and convention center, while also being on the #9 line to downtown. Rooms were comfortable and clean, with double windows (not just glazing) making them quiet in spite of the street just outside. Lots of eating choices nearby as well with a breakfast spot (Santa Gloria) just across the street, and a Carrefour (supermarket) halfway to the Colombia station,

The area around the property is really nice, much modern, and not as busy as Sol and other more touristy areas. If you're traveling for a second or third time to Madrid and want to see something newer, this hotel is great.

After a 3 day stay, the most annoying thing was the greedy attitude of the reception staff who insisted on charging EUR 10 for a "late"? check-out of 1pm!! Unacceptable! On the upside, the rooms are recently re-painted and the noisy and sweaty plastic mattress covers they had, have fortunately been eliminated.

Excellent location, close to the Bernabeu (which is what we wanted) with many dinning options and close to the bus stops. The receptionist was nice enough to allow us to do an early check-in. My only feedback is the shower, way too small.

AVOID ROOM NUMBER ONE I was extremely disappointed with my room at the Roisa Hostal Boutique. On arrival I was given Room number 1 on the ground floor near to reception. I noted the room was for disabled persons (I am not). I later returned to the hotel from my evening meal, looking for a restful night before an early start the following morning. Unfortunately, I was plagued throughout the evening my noise disturbance from guests in the nearby reception area, seating area, guests passing my room walking on the ceramic floors, and entering and slamming the door access to the lift immediately next to my room. At past 11pm I got out of bed and went to reception to complain, the receptionist agreed that it was a problem. I told him there was no way the room was worth £120 to me if I could not get any sleep, and that I would expect a discount reduction in the morning. The noise continued into the night and started again at 5am. When I booked out of the hotel at 7am I reminded the receptionist of my complaint and he said there was nothing he could do at once, he said I should contact the company customer services. In my opinion room number 1 is in a terrible location and does not provide guests with a good impression of the hotel. I contacted the hotel management to request a refund in lieu of my complaint, but a week later have received no reply.

Very near to the underground station. Restaurants and supermarkets were around the hotel. Staffs were friendly. The room was a minimum equipped, but clean. What was unfortunate was sound insulation. Not recommended for anyone sensitive to sound.

When all works then this little property (only two floors in a much larger building) delivers what it needs: comfortable beds and a functional room that won’t win any accolades but will allow you to rest before visiting/working. Its location is not very central but I was visiting family and it was perfect. Tourist will take 15-20 min to get to the centre and are a 10 min away from the airport. Food options around for breakfast, lunch and dinner are excellent. The main issue is that walls are thin and if any of your neighbour is noisy you will hear everything. When I was there for a week I had trouble a couple of nights and a quick cal to the concierge solved the issue. But it is just a shame the walls were clearly not build with that in mind.
