Very nice spacious rooms with private bathroom, great location just few minutes from the lake and all the restaurants, quick and affordable laundry service. We felt welcome and would definitely stay here again.
The spot is pretty much in the center of San Pedro, so it is very conveniently located. The hotel doesn't really offer much but if you're just looking for a place to crash the night in, it is a good option. Shower was surprisingly good but the rooms overall were mediocre. The owner is a nice guy and I would recommend this place for anyone just passing by and needed somewhere to stay over at for a few days.
Reception was very helpful and offered tours and things to do from the hotel. Very clean and walking distance to everything. Highly recommend staying here! Spoke a-little bit of English too!

Loved it!
It’s a cute place with four floors of rooms and other services. Thankfully, it was right in the middle of the town, so we were able to go to the stores and restaurants within a few minutes by walking!
Great staff at this property. Room was clean and functional, including the fridge. Safe complex with a gated front and reception area looking over. Be wary, it might be a little noisy due to being close to the streets and shops. However, I think this adds to the ambiance. Extremely walkable to all the nearby shops including an ice cream shop down below and a mini shop across the street. There was even a food vendor outside one night. Definitely a good place for a “home base” during vacation.
Where this hotel may be okay for some limited budget travellers, it just did not feel very safe and the room and furniture was not begging you to stay either. I checked in and out in 20minutes.
Worth noting, the 2nd half of the property is under complete construction right in front of you and, it looks like they are also adding on to the existing building.
I can really only see this place being suitable for low budget travellers on a longer stay.
I definitely recommend this property. It was my first time staying in the area and had some challenges in getting there from Guatemala City, however, the staff was very understanding and maintained regular communication to make my stay a pleasurable and memorable one. I will definitely be staying here on my next visit to Lago Atitlan. MUCHAS GRACIAS!!
Room was large and clean, bed and pillows comfortable. Rooftop kitchen/deck with free drinking water is a bonus. Our only complaint is the construction happening directly in front of the building.

(1) Cash payment or 12% not 5% extra for Credit cards.
(2) no shampoo
(3) no daily house keeping
(4) awful white light bulbs
(5) shower one temperature option
(6) central to town
(7) nice staff working there
(8) WiFi terrible
They always try to charge me more. One of the staff at the front desk was not friendly. The shower water is too hot and can't adjust the temperature.

One of the worst properties ive stayed in a long time.
Weird manager/owner, whatever the guy at the desk is. The rooms are extremely bare, only 2 towels and one roll of toilet paper and some bars of soap. No fan inside the room (its quite humid). The towels had a terrible odor to them. Very loud area as it has,
- a convenience store next door blasting EDM during the night
- roosters and chickens on the opposite side on shift by 3am (one time they even clocked in at 1am!)
- all the neighborhood dogs barking and the occasional fight
- sound of doors slamming because they dont close properly unless you apply lots of pressure.
Also the first night upon leaving late, the manager asked us when we would be back and upon telling him around midnight he said the main gate to enter shuts at 10pm. We asked how are we going to get back in and he just gave us a "im not sure" look. We then said we would just end up jumping the gate and he said he would leave it unlocked just for us. This is a well known party town by the lake so quite unusual that he doesnt know why people come to stay at this hotel or surrounding area.
They also charge extra if you bring any people back at night and will knock on your door to tell you if you dont pay or leave they will watch on the camera to make sure.
Overall weird place. Do not recommend

NO FITNESS CENTER (as advertised).
The Bad: construction all around hotel, extra firm bed, no hot shower and dogs barking all night.
The Good: Staff, clean room and excellent location.
