We stayed here for 4 nights and we had a great experience. It is centrally located but not in the middle of the tourist crowds. The Grand Canal is a short walk and Piazza San Marco is a 15 min walk. The area is somewhat residential so we saw kids going to school, locals stopping at one of the two cafes on either side of the hotel and out walking their dogs. The B &B is clean, had daily housekeeping and our room was spacious. The breakfast was somewhat basic but met our needs. The staff was friendly and helpful. We booked this because of the rooftop terrace and it did not disappoint! The directions from the water bus were spot on, but arriving in the dark made it a bit difficult to notice as there is only a small sign indicating a lodging location. Reception is actually in a hotel right around the corner which we did not know. But when we pressed the door buzzer, we were granted entry and Rosa came right over to show us to our room. It was a fabulous place to stay and we would not hesitate to stay there again!

Photos don’t do it justice, beautiful property, friendly staff. Lots of stairs and no lift from what we could see, so be aware you will have to carry your luggage to the top, but worth it for the view. Rooftop terrace was very peaceful. Great location, would stay here again. 😄

Amazing Property & rooms
What an amazing property with amazing rooms, fabulous breakfast & a lovely roof top terrace complete with a welcome drink (chilled bottle of Prosecco) perfect for drinking on the roof terrace. Lovely lounge and one of the best continental breakfast I have had.

A most convenient location. Only drawback was that our room was up 63 stairs, and there’s no lift … but the staff at the associated Hotel Locanda Florita (where you check in, round the corner) were available to carry bags.

Es un hotel bonito , con buenos detalles , pero muchas muchas escaleras y no tiene elevador , son escaleras muy pesadas, si llevas maletas está no es una opción de hospedaje , el personal es muy muy amable pero el acceso a cuartos es muy complejo por las escaleras y ese detalle no no está en la descripción del hotel

Very disappointed. No sign to identify property. No stairs. Our room was on the third floor and it took us 2 hours to get our bags to the room. There was no Prosecco as promised. It was dry brut. Staff very nice however and even arranged that we share a taxi with another couple back to the airport and prepared a quick breakfast. Very very expensive clearly not worth it. Very disappointed.

Dear Guest We are surprised and disappointed at your review which is at best misleading and at worst disingenuous. It si quite clearly stated on the booking form that check in is at 2.00pm and we did everything to have the room ready by 12.00 ! Furthermore it is also clearly stated that the rooms are over three floors and there is no elevator. The building dates from 1550 so it is impossible to install a lift. You say there was no Prosecco in the fridge, this is not true. The staff checked and the fridge was full of our delicious DOCG Prosecco ! My staff spoke with you and your said you wanted a sweet Prosecco, it doesn't exist ! There is Dry, Bruy or extra dry. If you take time to read the wonderful reviews on this and other sites you will realise we are an abidingly popular boutique guesthouse with many return sophisticated and educated guests. For those looking for a more commercial hotel in Venice there are many ubiquitous chain hotels

Great hotel, but NO ELEVATOR.
Lovely room, very nice staff, great location, beautiful views from the rooftop... but no elevator and the rooms are all on the 4th floor. Many many steps.

Séjour très confortable
Hôtel idéalement placé. La terrasse sur le toit avec le Prosecco en libre service est un vrai plus, surtout avec la vue qu'il y'a! Chambre confortable et bien décorée. Le personnel est très gentil et disponible. Seul petit bémol, les explications pour acceder à l'hôtel, le check in et out dans un autre hôtel ne portant pas le meme nom prête à confusion! Mais sinon, rien à redire!

Excellent séjour dans cet hôtel que je recommande volontiers. Le secteur est idéal pour parcourir Venise à pieds. La chambre et les parties communes sont impeccables, le personnel discret et aimable. Petit plus : l'insonorisation est très bonne. Grand plus : la terrasse sur le toit avec vue imprenable, et Prosseco frais à disposition.

Gerne wieder!
Ein wunderbares Hotel in San Marco. Unser Zimmer war schön eingerichtet und es war sauber. Das Bad ist sehr modern. Frühstück gab es auf derselben Etage, man musste also nur ein paar Schritte aus dem Zimmer gehen. Die Dachterrasse ist ein toller Ort, um den Abend bei einem Glas Prosecco ausklingen zu lassen. Die Mitarbeiter können gute Restaurants in der Nähe empfehlen, die meiner Meinung nach keine Touristenfallen sind. Dass es keinen Aufzug gibt, hat uns überhaupt nicht gestört. Wenn ich nochmal nach Venedig komme, dann definitiv in dieses Hotel.
Blick von der Dachterrasse. Auf dem Platz spielt abends meistens ein Straßenmusiker.

Boom for the Bloom
The best address for those in the know in Venice. Truly fabulous for repeat Venice tourism, when you know that being in a real neighborhood and close to a major vaporetto stop is the key (and not being too close to Ferrovia or San Marco and all the crazy crowds). Lovely Management, breakfast service and oh that terrace. Grazie!

Romantik pur hier in diesem Hotel! Charme von der ersten Stufe des Treppenhaus bis zur Dachterrasse... Auf der Dachterrasse ein wunderschöner Ausblick und man kann den Sonnenuntergang so herrlich genießen... mit Prosecco (gratis). Ich werde die schöne Dachterrasse nie in meinem Leben vergessen. Beim Frühstücken fühlt man sich wie eine Venezianer bei den schönen gemusterte Stofftapete. Ein perfektes Hotel für Bella Venezia!

Great Stay
We really liked staying here. The rooftop terrace with Prosecco is such a nice touch. It provides a quiet outdoor space away from the hassle of restaurants and crowds. The staff were all helpful and kind.

Muy bien ubicado, a diez minutos andando de los principales puntos. Habitación con mucho encanto, desayuno perfecto, sin ser exagerado tiene de todo y riquísimo. Detalle de bienvenida que queremos agradecer, fue una agradable sorpresa. Aún siendo noviembre hemos podido disfrutar de su encantadora terraza por la noche. Lo único a mejorar para nosotros, el colchón de la cama que estaba demasiado hundido y quizás un poco más de luz en el lavabo. Personal muy agradable, repetiría sin duda.

Beautiful room lovely staff great location with highly recommended customer service with every corner and updates with westher high tides experience second to none. Worth every penny in both myself and my wife’s opinion

Très bel établissement, bien situé pour découvrir Venise. Le personnel est très accueillant, aimable et serviable. Les chambres sont très belles et propres. Le plus de cet hotel est la terrasse extérieure avec le Proseco mis à disposition à discrétion. Vraiment top après une journée de visite. Je recommande très vivement cet établissement

The location is excellent. The amenities are sadly lacking for a hotel charging so much. No tissues, bottled water, minimum soap and shampoo. Also, we had to climb 65 steps with our luggage to our floor level. The breakfast was only adequate. They need to up their game, or charge less.

Dear Guest We are delighted you appreciated our perfect location in Venice. In each room, each day we leave two bottle of sparkling and two bottles of still water for which there is no charge. A complete set of Fragonard shampoo, soaps, conditioners etc etc are in the bathroom and are replaced daily. The breakfast comprises of a rich buffet, including freshly baked breads ( two types), freshly baked croissants, muffins and doughnuts. There are various hams, cheeses, boiled eggs, cereals, fruit juices, and fresh fruit. In addition we offer the full range of coffees, teas, infusions and hot chocolate. There are also various types of milk and we cater to guests who may have particular dietry needs. Our reception staff are always on hand to help with suitcases at check in and check out. Wonderful place. We wished we could have stayed more days, this b & b is amazing. Rooftop with free proseco was excellent. Best breakfast ever. Rooms are new and very well decorated. No elevators but is totally worthy. Will definitely come back here next time
