"Positives: The staff is great; the private beach is lovely; the pools are terrific; the room was a nice, open layout; and the bed was really comfortable. Negatives: The water in the shower is salty - it dries out your hair immediately (even more than the pools & ocean do); You have to close out the check with the bar each day - they will not allow you to charge to the room and pay at the end of the trip (literally had a bartender knock on the room door at 9:30pm my first night telling me I had to pay the bill for 3 drinks from earlier in the day) - & for some reason you can't tip on the tab, so you also need cash; There is no water dispenser & the front desk and bar run on limited hours (nobody there from about 10pm-7am or so) - so if you run out of water you're dehydrated until the next day; The drinks are extremely expensive - for example, there is only 1 (okay-ish) Sauvignon Blanc available and the bottle costs about $75 USD; There is a coffee maker in the room (uses Nespresso original line) but you have to buy the pods from the front desk, and get a coffee cup/sugar/milk from the bar; No toothpaste (as stated) in the event that you run out; and The Tapir Suite does not have a patio or balcony, as advertised. There were a few other no-so-great things, but these are important issues for guests to know. "

The owners clearly want guests to make the most of the area. An introductory note at booking and a well-stocked room binder provide genuinely useful orientation — not boilerplate.
One practical note: I messaged twice through Hotels.com and once via their contact form to arrange a guide in advance and received no response. Once on site, they were happy to help immediately. If pre-arrival logistics matter to you, plan to sort them on arrival or find another channel.

"We stayed in 4 of these new hotels within 2 weeks. This one was empty and felt sad to be so forgotten and unused after a year.
The hotel DESPERATELY NEEDS SIGNS ON THE ROAD. You have to call for directions. Google Maps is wrong and staff knows this. Unlike every other hotel, this was unmarked and we spent over an hour trying to navigate without a WiFi signal.
The road to the hotel is long with blind spots. It will take 20 min from the road. Not sure who planned that absurd bike line but a two lane would feel safer.
The price and pool, amenities staff are great but wow, but a sign on the road or send txts to guests like the others did.

"The staff and service is exceptional, from a cold towelette and welcome drink on arrival to setting a small bonfire in front of our evening dining table for ambience. This was our second stay. The converted old hacienda is a delight. It is small and tranquil, located in a rather remote area in a small pueblo which is safe but doesn't have any activities. There are all two pools, a garden with a demonstration of Mayan indigenous medicinals and herbs (if you are lucky to be there at the right time), a spa (which I haven't used), a wonderful restaurant (dining on the veranda), and a library with books and games located in the 1909 administration building of the hacienda (which looks like a church). Exceptionally clean and staff is so attentive that the bottled water we had consumed upon arrival at 4pm was replaced by 6 pm while we were strolling the grounds. Rooms are comfortable and serene, but not lavishly appointed or modern, keeping with the atmosphere of the hacienda. Mattresses and pillows are very comfortable and with crisp, high-end sheets. Rooms have good A/C. We had a hiccup with our hot water and the management quickly attended to it. Can't wait to return to this special place."
