The hotel staff were tremendously friendly and helpful
The breakfast was yummy
Coffee was instant as is the custom in 3 star hotels here
We received a free upgrade and had a very comfortable king size bed (which is not readily available here)
The A/C worked great
We had a refrigerator in the room
The location is about a 10-15 minute walk to the South Gate is the old city through a residential-commercial area with other small hotels and shops and restaurants- although the sidewalks are not great - but that can be said for most of Chiang Mai
Ultimately I think it was a fair price and I would stay there again

Nice quiet hotel
I'd stay for 5 days ato the hotel.The room was nice but the hotel was very humid and poorly ventilated.The room had a very strong odor in it;and when I'd informed the staff,they just told me to turn the bathroom vent fan on for 5 minutes.Overall the stay wasn't bad but the hotel could use some maintenence.
It was a wonderful trip for me. The staff of this hotel are very helpful. The room is clean too. You can enjoy sunshine and beautiful view in the morning.
Small, neat and clean. Fresh, peaceful and lovely front door decorated with climbing plants plus palm trees. Helpful staff and comfortable room. Far from the shopping centers, but near the Saturday night market and food street (south of the old town).
5 nuits passées à cet hôtel et nous ne regrettons rien. L'emplacement est idéal (10 minutes à pied de la vieille ville) parmi les locaux. Le service est exceptionnel, ils ont même accepté de garder nos sacs 3 jours gratuitement alors que nous ne résidions plus à cet endroit.
The hotel is located near the main road. However, we haven't heard any noise from that. The hotel is located far outside the center (half an hour ride). Therefore, the hotel provides a paid shuttlebus service (I would recommend this one over a tuk tuk). The staff is helpful and friendly and the rooms are clean. Not all personnel can speak English, but the ones who do have an outstanding grammar. The hotel has a connection with a local massage salon nearby, of which the owner of the massage salon will do her utterly best to provide you the best experience possible (she even drove to a small village further on the road to ask for specific information about an activity we were interested in).
It's a shame about the location of the hotel, but further there is nothing to complain about.
Only one sidenote: watch out for your head when you go into the bathroom! The ceiling was too low for me, which caused me a uncomfortable headache.

Location was most important for us as our flight was 7 from CNX, the hotel was around 800THB and in walking distance to the night bazar/night food market and a friend who we wanted to visit.
Room's decor is nice but - according to the low price - a lot of "visual"... not bad but also not made for the next 10 years. I'm sure in 2 years they'll have to sell these rooms for 500THB or less.
Pool or any other addional benefit is missing
Spent 5 nights there. As other reviewers have said, it's a bit out of the way but you can still get to town within about 15 mins. One thing I didn't enjoy is that the hotel, quite frankly, stunk a bit. I woke up the first morning and noticed it and, although not as strong, it continued throughout the duration of the stay. Not sure if they were having a bit of a problem with their sewage system or not but it made the stay less enjoyable. However, the rooms are well laid out and by Thai standards, the bed was very comfortable.
A very nice hotel in a quiet part of town. Was about a 10 minute walk to the southern gate but there were plenty of food stops and other shops along the way. We also hired a bike which made things a little easier.
The room was lovely and the staff some of the friendliest I have ever met. Would defiantly stay again.
