"Gorgeous flat, quiet, really comfortable, fantastic set up with everything you need in the kitchen, clean, and even a couple of croissants left for breakfast. The bed was comfy, the room was dark and a blackbird very gently woke us up at a reasonable time in the morning. At the end of the road are loads of decent eateries as well as a lovely pub with excellent bar staff. There's on street parking outside, free overnight to 9am, and then £6.50 for 4 hours. "The staff were helpful and friendly. The full English breakfast was delicious. There were other options but I didn't try them as my trip had a lot of walking so I wanted a good start. The room was clean and had all I needed, but It was more suitable for an overnight stay. It was a single room as requested but it was very small for me with limited storage as I stayed for 4 nights. I didn't have a balcony which didn't matter as was out all day and back when dark. Overall a good stay and seafront location"

"Great location with OK rooms. Not fully functional elevator and a lot of stairs to the 4th floor. A bit strange and not very intuitive breakfast setup - with a mix of serving some guests while others prepared their own food in the same place. Should be more separate and more information about what to expect here. I would not call this a "lovely continental breakfast" - and the cleaning in the breakfast room was not up to the standards it should be."

"I was very happy I paid extra for a Seaview room, the room was large and the view fantastic. Great location, right on the seafront, lovely and easy walk to either Brighton or Hove. My only concern was the bath/shower, it was an over the bath shower that was very narrow and slippery, I was very concerned about slipping."
