This is a great little place outside of the hustle and bustle of Edinburgh and was perfect for a short overnight stay. The host was very sweet and the accommodations were modest. The breakfast was great and the coffee was even better. There is also a great restaurant close by for dinner called The Spylaw. Highly recommend it.
David was amazing. Full of information and recommendations. Incredible knowledge of the area. Room was great and bed was fabulous!!! He does an excellent breakfast as well!
This is the 2nd time we have stayed here and had a lovely stay again. David is very welcoming and cooks a lovely breakfast. Nothing is to much if you need advice about the area etc.... would recommend for sure.
A very lovely property with incredible rooms in a nice, quiet location that isn't far at all from bus stops. Thank you David for helping me figure out how to get to the airport!

David, the property owner, and the dining room were the two most interesting parts of our stay.
David was very helpful with information and obliging.
He loves his city.
We wish we could give a better rating because he was so nice but several things made our stay somewhat uncomfortable.
The property must have been lovely in its time. We do not consider our bedroom was adveryised as superior and definitely was not superior. It was just ok.
The towels were stiff and rough and the quilt very lumpy. The bathroom has a new shower recess which an obvious upgrade. The toilet roll holder is unique and amusing. I have attached an image.
Artwork really interesting and tasteful, which we viewed on the stairwell and dining room.
We enjoyed Edinburough very much and it was an easy bus ride into the city. Bus stop close by as well as eateries.
David our host was very warm, welcoming and hospitable. A lovely property in a very quiet and peaceful neighborhood with lots of walks around. Easily accessible by bus from the city. A cooked / continental breakfast is an added bonus. The local village has an amazing pub (Spylaw) with very good food and friendly service and a good family run Italian restaurant ( Dante’s). My husband and I stayed in a very spacious en-suite double bedroom which was very comfortable. We would highly recommend this property.
The room was clean, the staff were exceptional, the property full of character, location was ideal for our purpose and we can recommend highly. We would definitely go back there.
David was a wonderful host, the room was large and comfortable, the breakast was tasty and filling.
The beautiful, old house is about 4miles outside the city centre, but there is a bus stop a minutes walk from the property, which takes you right into Princes street. An uber was about £15.
It was absolutely perfect for our needs.
A fantastic stay, friendly owners, good food and a very comfy Georgian bed !

Its a very old building with lots of character which I like a lot - perhaps not suitable for some who wants a "modern" hotel. The host is wonderful & the breakfast was fantastic!
Our host was very welcoming, the room was very comfortable with everything we needed and the house and furnishings full of character in keeping with it's age. Breakfast was excellent.
Lovely old house. Loads of character. Very spacious room with Super sized bed which was so comfy! Lovely big bath with shower and lots of lovely hot water. Excellent breakfast included. David the host very friendly and helpful. Bonus visit on arrival from Figgy, the gorgeous cocker spaniel who tried everything to get titbits at breakfast
David was super helpful and communication easy via what’s app.
Location lovely and easily accessible to bus into city and local village. The Spylaw Inn for dinner was fabulous and food delicious. Full English breakfast included in the dining room was also wonderful.
Highly recommend staying here.
The history and age of the home was interesting, the host was extremely helpful and knowledgeable, his breakfast was wonderful! We throughly enjoyed our visit and would return.
