"I was disappointed with this stay. For the amount of money it cost, the caravan was not clean, was overcrowded and needs a lot of smarting up.
You had to pay extra to have bedding which I think is unreasonable, particularly how much it cost per night anyway. Communication with the host was fine but not great. Unfortunately I wonβt be recommending or returning to this property. "

"Clean and tidy room, but I do wonder if it is overpriced.
The location is great, but the weather each year is the same - pro-longed periods of hot weather but the rooms are not suitable as they are like furnaces. Hotels all over the UK and many other businesses are not taking action to deal with such conditions.
A small fan is not sufficient and I understand the hotel is of an age Air Con is not possible to be fitted, but more fans would have been ideal.
They were unable to provide our room earlier, as they were sourcing a fan to put in the room + house keeping still ended to sign it off, so it is clear there are not enough fans for all the rooms, never mind two. I know the hot weather is something they are unable to control, but with the rooms being so hot, and it often being a yearly regular occurance, a good nights sleep wasn't possible, one bit. For the price we paid, over Β£230 for the lead in room, it wasn't value for money.
We have stayed a few times before - no recognition of this fact.
The breakfast was lovely but the continental offering has reduced down quite a bit since we last came a few years ago. Again, things change but it was noticeable the accessible items were reduced and the range was limited. Hot breakfast was tasty, well cooked, great ingredients and not greasy at all. "
"Pros: Location is great, only walking distance to the waterfront. Stayed for one night due to a business meeting the next day. The bedroom was spacious. Very quiet area, apart from the noisy seagulls in the middle of the night! The host lady was helpful, be aware the reception closes at 9.30pm so if you arriving later make sure you message the property!
Cons: The property on the inside feels and looks tiring and will definitely benefit from some renovation works, carpet does not give a good impression on the upper floors and within the bedroom itself. Check any appliances in your room such as as kettles, smoke was coming out from my kettle so i immediately remove from the socket. There is limited site parking and is very much controlled by traffic wardens."
"Our getaway at this hotel was sublime. The grounds, pool, gym, and staff were all perfect. The location is great for visiting Rye and Camber sands. We will most definitely return as soon as we can."
"This is a lovely hotel with a pleasant, relaxed vibe and friendly staff. The drinks and dining area seemed popular. The hotel overlooks the Bandstand so if you're lucky you'll get a free show. Having a fan supplied in the room was a godsend as it got very hot and stuffy, but in mid summer not much can be done about that."
"Place was ok, room smelled like smoke which was annoying, view was great. Really hot day and windows fixed shut only complaint really. Saw why though as seagull came knocking"
"It's more a large guest house. We stayed in the lovely, long room.at the top of the hotel with beams running through it.
The hotel is quirky and nice.
Breakfast wasn't great. We had a full English. Better quality, even if it cost another Β£2, would have been welcome."
