The hotel is very well located with walking distance to the beach and around 40 minutes to the Italian airport .
There is no parking inside but there is parking in the street and around a park near by. You pay for the parking. Not that expensive. Thank god
Plenty restaurants.
Awesome front desk staff. Clean rooms. Good water pressure for shower. Even though the temperature was difficult to regulate. The grounds were beautiful. The breakfast was great friendly staff during breakfast except one lady. The beds were comfortable and clean. That's all we needed :)
The room was adequate. The balcony was a nice size. I wish it had a safe. The neighborhood was noisy on a Friday night. The workers at the service desk were friendly and helpful. The loaction is convenient. Parking can be a hassle, especially on a summer weekend.
I paid for an ocean view room. We had a view of a building when we opened our window. It was awful. The staff was lovely. The food was great, but they would not give me a different room until later and by that time our trip was almost over. I did not change rooms. They did not give me a price adjustment.

After booking, I read some worryingly negative reviews. We stayed in a superior room on the 5th Floor with balcony & sea view, which was very pleasant. Reviews concerned cleanliness, lack of WiFi & hot water. We found none of these issues. WiFi was good all over the hotel, shower/sink water always hot & room cleaned daily. There was a strong/weird smell of cleaning products in the room on the day we arrived but this seemed to dissipate.The decor was a bit old-fashioned but not unclean nor unpleasant. Bed comfortable & bedding fresh. Room was quite small & the shower, toilet & sink were ensuite. Not much storage space. Shower looked as if it had been recently tiled & no sign of mould (as reported by other reviewers).There was attractive pink tiling on the bathroom floor.The sliding shower door was rickety & the seal torn but workable if you closed it firmly. Hotel breakfasts were good with plenty of cold foods, plus bacon & egg. We only attempted to use the hotel dining room for an evening meal once. Apparently needed to pre-book but we preferred local restaurants anyway. Lifts were slow & prone to break down. A lot of elderly people use the hotel which didn't make for a lively atmosphere around the pool, which is used by few people. Bar frequently empty. Gardens pretty & well kept. Staff were friendly, particularly Beatrice, on reception. Overall, functional & a good place to stay if you have a car to access other towns/beaches. Easy to reach Rome by train which was a plus.
The hotel is a 10-15 walk from the Ladispoli train station. We arrived at the train station at 2300 hrs with 4 suitcases, and there was no taxi service at this hour. Uber does not operate here. It was quite a task lugging 4 suitcases to the hotel. The locals in the area too did not know where the hotel is. Anyways the hotel is a nice well maintained property. AC and refrigerator (worked as a cooler) in the room. No safe vault. Rooms are clean, breakfast is good, many eating places and bars around. We had a Seaview room and the view was beautiful. No complaints except that the hotel could have a shuttle service from the train station.
Here is a suggestion for a good hotel near the sea, ideal for families, with a shallow pool for children:

Pictures make it seem like it is on a beach. It is a block from the beach and you need to use a private beach clubs services. Very disappointed in nearby restaurants, unless you like Pizza there are few choices. And it was expensive to taxi in and taxi out.
I book a quen size bed and I got 3 small bed,I'm 6 ft 250 lb and when I complain the receptionist just give me the sholder up and told me all sold out.
I sleep with my feet on the floor.
NO AC only a celing fan and turn the light on the shut down the fan
All floor smelling smoke even a sign was up on the wall,POOR staff management
Shower towel you can take the paint of the wall,like sand paper.and paid $140.00
Never again stay away.

We booked for two nights but because we didn't show up until the 2nd night (it was already paid for) our room was given away??? We got a different one but i still don't understand that. There were no holidays the day we were there but there were fireworks all night and children screaming until about 1am so don't expect to get any sleep. This was really rough with a very early flight. Also heard dishes clattering for HOURS, dinner was only from 7:30pm-9pm so that was kind of wild hearing it all night. Fine if its the only option and you are a heavy sleeper but don't really reccomend it.
The sink and shower were dirty and had not been cleaned. The shower was broken and had poor pressure. The hotel is a bit outdated and could use a paint job. Breakfast had non-gluten options, but eggs should be warm not cold. The sea view is a bit misleading because it’s obstructed by another building right in front of the hotel.
The bathrooms were dirty and never cleaned. Had to continually request clean towels and toilet paper. Even though we were there for 7 nights , clean sheets were never put on the beds. All they did was throw the covers over the sheets. Didn't even bother to straighten out the sheets. Also cannot get wifi connection in the rooms only in the lobby or surrounding lower grounds. Fridges in the rooms are quite useless. And air conditioning was haphazard to say the least.
