Stay was lovely , its a shame the hotel is closing
This is a clean well managed boutique hotel that has an excellent restaurant. The grounds which are 10 minutes from the centre of Waterford are well manicured and leaves you with the feeling of a country home.
This was an absolutely beautiful property we stayed an extra night sadly it is closing at the end of the month to be turned into a nursing home I hope the guests that live there enjoy it it as much as we did

What an unfortunate welcome to Waterford. We paid premium to stay at this hotel to enjoy a historic Waterford building, however, we were shunted into the basement, accessible only by a staff elevator, and next to storage rooms. The front desk is always empty so at both check in and check out, we had to wait in the lobby for someone to come by. In fact, this was the only time we were able to even get a glimpse of the building. The room was dark and outdated--the pillows were flat, the remote to the tiny television didn't work, the table was stained. There was no kettle, so you couldn't even enjoy a cup of tea in the morning. The only perk about the room was the bathroom which had a very powerful shower and a nice tub. I found myself in the bath just to avoid the horrible bedroom. The location is horrible as well--it is over a half hour walk to town, by busy highways with lorries zipping by just inches away because there is no safe sidewalk. It also requires that you walk through rough neighborhoods with gangs of loud teenagers roaming around--the businesses are protected with bulletproof glass. I didn't even know such rough places existed in Ireland--it was only after we checked out of our hotel and explored the town the next day that we began to enjoy our day. I felt sure I would be robbed or worse getting to and from the hotel. I feel utterly deceived that I paid a premium price for a supposedly premium hotel only to be dumped in a basement in a bad neighborhood.
Great staff, lovely quiet location. The dining area and outside veranda overlooking the gardens was lovely. Wifi was not great. The rooms need a good overhaul. Very tired looking
We were very happy with out stay here. Loved the garden and patio! Service was wonderful, as was the food!

This hotel needs to be upgraded match the asking price. The rooms were quite old and it had, I think, a 12 inch TV ! Abit off the track from the main town and activities but breakfast was good.
The staff were fantastic, they were very helpful and the food at the hotel was fantastic, but the room we were given was old with peeling walls and smelt rather musty. The mattress was ancient and the springs popped when you moved, and the TV was about the size of a laptop screen on the wall. I hope they do the rooms up soon as it would be a lovely room if it was fixed up a bit.
We are a couple who were visiting family in Waterford. The hotel is modern downstairs with a lovely restaurant and sitting area. .. Overall the experience good .. the restaurant menu very good.
The hotel is very tired in terms of decor and the two double rooms we had on the ground level were AWFUL - the beds wrecked, the bathrooms in dire need of replacement; the bedding was poor - infact the whole thing was AWFUL. I gather from speaking to the staff that some of the upper floors had been refurbished - so I would strongly recommend anyone booking this hotel to check out when the mattresses were replaced! The food was fairly average, but the staff were wonderful; could not fault their service. The other issue that I could not miss on leaving the hotel was the fact that the Fire Door was locked by the disabled exit at the front of the hotel........... I commented on it in a loud voice, and we noticed that the receptionist (who had worked there for 11 years, she told me) went to unlock it. Hmm........NOT GOOD.
Comfortable room and excellent food. Would highly recommend a stay there.

The room that we stayed for two nights was a bit dated and could have been given some TLC,But overall it is a nice Hotel that needs some investment on the decor in the bedrooms.The staff are friendly and polite too.
First the good things:
Good location outside of centre of Waterford
Very good breakfast
Staff (especially Michelle), very friendly, professional and efficient
Now the not so good:
Requested a room with a nice view, got no communication about this request and a room that was half underground - hardly a good start.
Heating appears to be turned off more than on resulting in the need for an additional heater in the room
Wall TV was only slightly larger than my iPad! Needs an upgrade (the wall TV, not my iPad)
Heated Bathroom towel rail was not heated
With a few small investmemnts to revitalise the hotel I think this could eb a good one but sadly, right now, I would not recommend to you.
The room was not ready at check in time, our beds were not the same height as each other's. There was a bus parked at our window all night. It was a terrible experience for us. We went to the restaurant and felt like we had been transported back to the early 90's. The food was edible and my drink was terrible. There were two big parties happening in the restaurant with us, that were loud. It was not a very nice place to eat. There was also a child playing notes on the piano that did not add to the atmosphere. I would NEVER recommend this place to anyone.
we had a great stay at the Athenaeum House Hotel and Waterford too. We also took advantage of the restaurant for dinner and found the meal exquisite. Service and attitude from all staff that we encountered was also 2nd to none.
