Like any lodging, Fairhaven has both good and bad points:
PRO: Raven and Flame, the hosts, are most helpful
Location is convenient to Monticello, UVA, downtown mall
Quiet residential neighborhood
DIY breakfast--ingredients are in the kitchen so you can make what you want when you want it
Price is great
CON. Shared bathroom
Steps from the street to the front door (and the railing was unstable), then additional stairs inside
You can hear the people in the adjacent rooms
No TV, newspapers or magazines, although the wifi is good
If you looking for a charming B&B, this isn't it. If you are looking for an inexpensive place to stay--almost like a hostel--do consider Fairhaven Guesthouse.
