Staff was excellent and helpful. Optional breakfast was great value. Pool was tiny but okay. Location was very central and accessible by scooters. The facility is dated and the bathroom needs renovations.

The two things that make this place are the staff, breakfast, and location. The staff were wonderful - very pleasant and helpful. The breakfast (90 baht per morning) was excellent and well worth the price. Buffet style and fresh ingredients.
The room was pretty much what you would expect for the price. It would have been 5 stars if not for the bed. It was like sleeping on concrete, but I can look past that for everything else the hotel had.
The location is perfect - minutes away from Tha Phae Gate and Old City (make sure to visit the old city market on Sundays!), Night Bazaar, Loi Kroh, and plenty else. There are plenty of songtaews and tuk tuks around, places to eat (really nice restaurant right next to the hotel), and was the perfect spot for my two week stint in Ching Mai. Make sure to avoid the elephant rescues in the immediate area and walk the 10 minutes to the Elephant Nature Park in Old City.
All in all, you’ll enjoy your stay.

A cheap & central Hotel.
The rooms are not serviced daily. You must request fresh towels & Toilet Paper etc.
The Staff are friendly and polite.
I’m happy to stay again.
Liked it but slight mold smell but nothing can’t get over. Relatively nice bathroom. Bed was adequate, was softer than most. Relatively big room but small TV.

We saw a rat in the hall on the 7th floor and the bedding had a dead bug in it.
When i first walked in (i made it there before check in) 8 forgot the check in time and a lady at the desk just looked at me with an attitude then looked back down at her phone. She didn't acknowledge me or tell me to wait for the check in time. So i stood there until i remembered and sat down. The room i was in door did not lock and when i finally did get it to lock i couldn't get myself out. The room looked clean but it was dirty. I was so itchy i checked out the same day. Nice view of the temple across the road but that's about it. I'm sore there are better options for this price.
Overall is okay, not too great, but not terrible as well.
If you are looking for a very comfy place, this might not be the one. If you are just looking for a place to stay and don’t mind about cleanliness/facilities, then it should be fine.
The breakfast was great value for 60 baht. The room was drab, dark and the floor was dirty. There are cracks in the walls, chipped paint everywhere. The bed was so hard I barely slept. There was no hand soap in the bathroom. I had another booking for this hotel later in the month but I can elled it

One lift that is used by the cleaners also. They dump rubbish in it and leave it for the guests to continue using.
Pool is tiny and can only access one side of it, there are 6 sun beds, no where else to sit
No pool bar - breakfast shuts at 10:30, if you want a drink go to the 7/11 shop.
Reception can’t understand at all, I tried my hardest, in the end used good old Google translate as my room wasn’t cleaned for two days! Yea I left the ‘please clean my room sign on handle’
Now for the bugs….
Lizards came in through the fire stairs door which was open, they were harmless but all the same it was a bit creepy.
Red ants are everywhere…. Like I probably recolonised them back in England, they even went in between the keys of my laptop, horrible things.
The worst was the rat/rodent that lived between my room roof and the cavity. Sounded like it was trying to find a way through. Constant night scratching, hideous and impossible to sleep.
Cockroaches in the wardrobe.
Walls are paper thin, I think of my stay I heard 5 different people spewing up! I’m now a spew sound pro! The rooms doors have a gap at the bottom to let all the noise and lovely bugs fro
Surely the worst hotel I stayed in 3 months going around Europe and Asia. It's been 18 countries and 20+ hotels, so congratulations to Tapae Place Hotel for getting the top of WORST hotel 2022. To start with, the room was NOT clean when we arrived. There was hair (A LOT) and dust everywhere. Bed linen was dirty, so was the towel. DISGUSTING! We asked reception to clean, they said only next day. Then next day, we remidned them in the morning, they made a big mess, when we were back late afternoon, it was still no cleaned. We had to talk to manager, who then was very aggressive with the lady in reception and she went there to clean.

O hotel é bem localizado, caminhamos com facilidade até o Gate de Ching Mai e a uma curta distância do Night Bazzar, no geral o hotel é bom, infelizmente a água do chuveiro estava muito quente, acredito que devido à multidão que estava na cidade, talvez a pressão da água diminuiu. Achamos a cama um pouco dura, mais isso é gosto de cada um. No café da manhã (pago por um preço barato) eles servem uns espetos de churrasco, ocorre que eles fazem esses espetos dentro do restaurante e a churrasqueira contamina todos os presentes com o cheiro da fumaça, sugiro que façam os churrasquinhos em outro local ou na área externa.
