1st Visit to the 1768 Country Inn
Not quite what was expected from the site's photos & "Country Inn" in the name. No railing along the front entrance steps. Very steep set of stairs to climb which lacked a railing halfway up. The bedroom was nicely appointed. The in-room bathroom was tiny & awkward to use. Everything was very clean. Parking was very convenient.

Room and bathroom were both dirty. AC was barely adequate to cool the room and blew on my head all night because of the room layout. I had to stay there because my drive took longer than expected, we had a late check in, and there was no other place available at that hour and on short notice. This was my 1st experience with a B&B, and not sure I will try them again.

Very clean, friendly owner and would go back. Place just needs a handyman to fix a few odds and ends but building has character which I like. For the price it is great 👍 😊

Passable but two stars at most..
Saw the host once at check-in and then she disappeared. Breakfast was 100% carbohydrates and was provided as a "grab & go" paper bag. Condition of the premises was old and definitely needs a complete renovation/[aint job. No deadbolt on the door. Surface run "bell wiring" around the doorway to an unknown load. None of the receptacles were grounded. The television set up was awkward with no way to arrange the cable box and TV on the same stand. But, the location was relatively quiet.

Cute, old house. My room had a kitchenette (the stove didn't work) and fireplace. The bathroom was small, but did the job. With the AC turned in I couldn't hear any street noise which was a pleasant surprise. I would stay again.

Terrible mess!
Place is falling apart and rotting away. Everything was filthy from years of neglect. They should be ashamed for running such a total dump.

For a short notice one night stay the rate was reasonable compared to others in the area. There was no TV in the room and the shower did not have warm water.

It is convenient to all activities in North Conway area. It was clean and comfortable. Kureg coffee and water bottles provided free. Property description mentioned cable TV and full breakfast provided. There was no TV and breakfast was brown bag with granola bar, juice, muffin and piece of fruit.

The property and owner was warm and inviting. This is a very old inn, so don't expect everything modern, but the comfort was there. Like waking up at grandmas. The room was cool and clean...which was amazing in the heatwave. Breakfast is suspended to grab and go while Corona is still spreading, but it was a great bag for our hike later.

The building was an old inn. Very little updating of property. Was unique in architecture. Only stayed there as it was the only place with a room in the entire town.

The room, Cranmore, was small and in need of serious redecoration. Wooden windowsills were rotting, skirting boards were filthy and the thin frilly curtains did nothing to block out the light. The bathroom was a disgrace, totally filthy and the end came off the hot tap in the shower. Breakfast was adequate. Although we’d booked and paid for 3 nights, we left after one. This place requires some serious maintenance.

As an old property, it was adequate and what one might expect. Obviously, there is a need for several updates, although the room was very quiet, the bed comfortable and the breakfast very good. The owners just seemed to have been oblivious to their garden hoses you had to step over, tools all around and several paints can open and unopened in plain site, every morning, on the way to breakfast The location is good and close to most everything, while across the street is an excellent restaurant & pub, which we liked some much that we visited three separate times. .

This is a lovely old family run inn. It has many beautiful 18th century details, the rooms are large and very clean. It is slightly dated which is reflected in the very reasonable price. The room was quiet and comfortable.

Good economical place in lovely setting.
Very sweet innkeeper - charming. Good breakfast. Lots of road noise and tiny shower but otherwise lovely. Across the street from a good pub/restaurant, and the hotel is a Pokestop! Wifi doesn't work in rooms, just in the quaint common room.

Lost Reservation
Somehow between Hotel.com and their scheduling books, we were scheduled for the next night so we didn't stay there. Thus, I don't know much about the rooms although I did heard one customer complaining about his accommodations. The actual structure itself seemed a bit run down and the downstairs toilet wasn't even bolted down. However, the owners were very helpful in getting us our full refund really fast (within a week) so kudos to them.

Tuckerman room denies sleep!
We stayed in the Tuckerman room during our two night stay. There was no way to fall asleep. Even with ear plugs,the fact that three walls are actually part of an old sunroom (see the left hand side of the building pictured) that has single pane glass. The road noise from Rt 302 was constant and unbelievable. The window above our bed had a broken pane and added to the road noise. The curtains on the large sunroof windows slightly blocked out the outside lights and when the sun came up it was if there were no curtains. The shower temperature was hot, then cold, then hot. Another lodger told us that they had only cold water in their shower. The second night, we placed a pillow between the inside window over the bed and the half closed storm window. That helped with the noise. In the morning, when we pulled the pillow out of the window, paint flakes rained in. I wondered if it was lead based paint as the house is very old. The breakfast was mediocre- loose scrambled eggs, breakfast links, fruit. We went to brunch at a nearby hotel the second morning rather than eat at the inn. A very disappointing stay. I would not recommend this inn.

Disappointing.
My original reservation was declined due to overbooking and Expedia had to find other accommodations for me. Expedia recommended this B&B and said this was an upgrade and Expedia would cover the difference in the room to my previously booked B&B. This B&B was very run down and extremely dated. It had 2-1/2 star rating. Our original B&B had 3 stars. We were placed in a 2 room suite with a kitchenette. The shower did not work, so we had to use the kitchen sink. The doors did not close properly. The shades were broken. There was a sign on the stove that we could not use it. Also a sign that no food was allowed in the suite. A breakfast was included, but breakfast hours were 8:30 to 9:30 a.m. We had to be on the road by 5:30 a.m. so we would not get our free breakfast. When we checked in the owner informed us about the free breakfast but when she found out we were leaving so early, she said "This would be the only time we would see her was to check in. We should leave our keys in the hallway when we leave in the morning." This suite was not worth what Expedia had to pay for this "upgrade." I would not recommend this B&B. I wish we would have been able to stay at the original B&B that we had chosen.

Sinks backing up and shower. Visible mold and water damage on walls, dirty carpet and overall condition. Never met anyone at hotel working.

Host was nice and the room was clean and spacious. We could only access the wifi from the common room, and then it was too slow to even use. Breakfast was mediocre - toast, frozen eggs, sausage and potato, yogurt and keurig coffee. Good location.
