Lincoln B&B
I booked this room for my three sons (all in their 20's) for a University of Lincoln Graduation. The room was very clean and comfortable and what I expected for the very reasonable price that was charged which also included breakfast. The bed linen and towels were nice and fresh. The shower room was shared between several rooms but was always available when my sons went to use it. The owner is very friendly and helpful and allowed me to pay on checkout which is rare nowadays.

Ok but expensive for what it is
Clean but a bit rough. Shower was cold at first then on 2nd attempt managed a lukewarm shower. Nice owner and lovely breakfast. Rough around the edges, expected more for the money. Beds very uncomfortable and hard. Could have had a bit more luxury for the same rate. Tv service very limited

Im afraid its cheap for a weekend in Lincoln most people comment on how comfortable the beds are shower is piping hot bid dissapointed at these comments Ian.

The good: - Hosts were very friendly - 'You get what you pay for' - Working WiFi - Comfortable bed - Coffee/biscuits provided - Electric heating worked well - Nice wee coffee/smoking garden thing in the back. - Room seemed clean enough - Good central location, right next to convenience store too The bad: - Room had no soundproofing whatsoever. Can hear every last word the room next to you (and outside in the hallway and upstairs/downstairs) said. And the single room is right next to a triple room so that's 3 voices you can hear. Arrived at the room and could hear people partying and Drake's latest single. Good luck trying to sleep past 8am, no chance. - Shared bathroom. I guess this is in the 'you get what you paid for' though. Didn't know this until it was too late. At least there's a second toilet downstairs. - Lack of plug sockets. Only two in the room and they're far away from the bed. - Room was very dim and not really decorated. Alright to get some kip. All in all, alright but not really what I expected. Will probably pay the extra for Premier Inn next time.

It is basic discounted accomadation the price does reflect this the room has recently been wall papered with high class wallpaper costing £30 a roll if this is not good enough I don't know what is !! it was a saturday night and most people that stay do go out for a drink i'm afraid and they seem to come in with all the joys this is i'm afraid the hospitality business your comments are took on board thanks Ian.

Spot on for the working person passing through. Nothing fancy, straight to point. Decent, easy people to talk to who own it and the breakfast was spot on. Id stay there again.

Cheap, clean and comfortable.
The staff were very helpful and the cooked breakfast was lovely. My room was comfy and very clean. The headboard on my bed seemed to be broken but it wasn't that much of a problem. No other faults. I'd definitely recommend if looking for a cheap place to stay with a tasty breakfast.

Nice hotel in city centre
Ian was a very welcoming host. Lovely comfortable bed in a quiet room. Breakfast was plentiful and tasty. Would definitely return.

Great B&B
Great B&B - only a short walk into Lincoln centre. The owner is friendly, room was clean and beds were comfortable and the shared bathroom was clean. Breakfast was great. Very honest staff as well, my daughter left her phone behind and the owner called me to let me know and has posted it on to me. Highly Recommend this B&B

Recent stay
Terrible experience, stated I was ceoliac which the cook didn't know what it was so had to explain what it was, was given a key that didn't work so was made to stand out in the cold for ages waiting to be allowed into property and was told cook would be down in the cafe for 7 so I could eat and leave for half 7 by 20 past 7 no one was to be seen so didn't get my breakfast.

This guy arrived late at night which i let in myself,the keys work perfectly its a pvc door so you have to lift the handle up while turning the key.The cook was of ill that morning when she called in I shot down at 7.15 am and the guy had left I think this is an unfair review and would like it removed Ian the owner.

Nice bed and breakfast close to Lincoln centre.
Ian the owner was very friendly and welcoming. He cooks up a good breakfast. It is situated right next to the Dean sports centre for gym and leisure facilities and a short 5 minwalk to city centre.
