Affordable place. Not a whole lot of amenities but the view and location are excellent. I would stay again.
The hotel is old, runned down. Common areas are extremely dirty, such as the front couch, Floors, pool. Handles and door knobs are rusted, broken or falling apart. Water at tje shower comes out sparingly. The beach near by is not very good for swimming, a lot of undercurrent. The noise outside at night won’t let you relax and rest since you can hear everything. If you are looking for an economic place to stay and be able to walk everywhere, this is it. The staff is friendly. No elevators. Be prepared to carry heavy luggage to third or second floor up the stairs.

Fine for a stop over
Just stayed one night, arrived late and left early. View from room was gorgeous but weather was not good to enjoy it.
The hotel is literally a 30 second walk to the beach, and if you have the "junior room" you can even see Cozumel from the bed. The hotel is severely "worn". Cracked tiles everywhere, plywood blocking roof access (no pool available), 4 flight walkup, no elevators. It's in the heart of Calle Norte, close to all the shops and restaurants, but the towels provided are a step above newspaper in terms of drying ability. The room had a malfunctioning TV, but good AC, fluctuating water pressure, but at least it did get hot on occasion. This is perfect for someone on a budget, but don't expect more than the absolute basics. Teens on spring break, or just wanting a cheap "on the beach" hotel, is what you're getting. At $60/night can't be much more picky. The downstairs tattoo salon does have a few hookers that will proposition you for "fiestas".
The hammock in the room was a nice touch

You get what you pay for here: a bed, a fridge, and a decent shower. It’s definitely 'budget,' but you can’t beat the logistics. Being right off Quinta Avenida and so close to the Ferry/Parque Los Fundadores saved us a ton on transport. Plus, being walking distance to Walmart makes it easy to keep the mini-fridge stocked. A great crash pad for travelers who prioritize location over fancy amenities. You will also have access to the beach club close by (across the way).

Great location
The hotel is old and neglected but the location and view are amazing, the rooftop is permanently closed and the street noise is all night long, but for the price, you get what you paid for.
Good location that was about it. I had booked 4 nights but was only able to stay one which I got 0 sleep. Place is dirty, no hot water in the shower, and felt very unsafe. Checked out early next morning and booked a better place.

Extremely filthy. The towels had lipstick on them and some unidentifiable brown spots, the sink was stinking of cigaretes, the bed sheets had stains on them. The music from across the street blared laudly every day until midnight. On top of that, the reception wanted me to pay some environmental fee!
Another couple who were checking in had also some discrepency, the hotel wanted them to pay for the second person in the room despite them booking a room for two. I dont know how this ended up. Never again Hotel Kay!
