Sands Townhouses are nicely updated condos located near the ocean at Old Orchard Beach Maine. Nicely decorated and comfortable beds. Units have a kitchenette with full size refrigerator if you like to cook your own food. I slept upstairs, my friend preferred downstairs because bathroom was downstairs and she didn't want to do the stairs. Nice area, close to local attractions and dining. The train goes right by the condo, so you do get train noise. Overall loved our stay and I would stay again.

Clean & Pleasant, Some Noise from Railroad

My friend and I wanted to see Old Orchard Beach in Maine, and after looking at the options we chose The Sands Townhouses, which were affordable, close to the beach, and offered a unit with two separate bedrooms and a small living room/kitchenette. Since we were traveling during this COIVD pandemic, having two separate bedrooms in the same overall unit felt safer than one bedroom and also gave us each more privacy. We both felt the place was clean and comfortable. The mattresses on both beds were firm and supportive, and the decor was cute and modern. Pretty bedspreads, clean paint on the walls, etc. A small TV in each bedroom, and in the shared space. The only drawbacks: the two bedrooms were connected, so one person had to walk through the other's bedroom to go downstairs -- and the only bathroom was downstairs, and was on the small side. The stairs were carpeted and had a good handrail, but if you need to use the bathroom a lot, you may not like the set-up. Or if you have mobility issues, the need to use stairs to reach the bathroom at night could be annoying. One drawback was that the townhouses are built very close to a railroad track, and trains come through at all hours. I'd read other reviews warning about this, so we brough ear-plugs and wore them at night. The first night a train did wake me up anyway, but the second night I slept better. A light sleeper will not like this place, but someone who can sleep through noises will be fine with it.

This was a great place to stay. We could walk across the street to get to the beach and the boardwalk and pier was a quick walk down the street. There was an icecream shop right next door which was an added bonus. The place was adorable. We had two bedrooms upstairs and a kitchenette bathroom and living room area downstairs. The TVs upstairs were able to connect to Netflix, Hulu, and Disney . Also, the people working in the office were so friendly and helpful.

Location is convenient because of the parking and beach being across the street. As far as cleanliness and noise it was horrible. Beds had hair and dirt in them. The train goes by twice a night that shakes the whole complex and is extremely loud. You can here everything through the walls. The neighbors were outside partying all night. So for a family this wasn’t an ideal place. For anyone younger looking to party perfect spot.

Amtrak DIRECTLY behind townhouse. Whole building shook the six times in night it went by. Table out front with intoxicated and heavy smoking guests (3:00 pm). Smoke seeped into room... very rough crowd. F word used as noun verb and adjective. Not five star snob but this was very bad. Dirty. Came for cycle event. Last place available. No rest.

Check in was quick and easy. The place was clean. I forgot my glasses there and called when I got home. They retrieved them for me and my daughter picked them up for me. I did not see that there was AC in the unit. (not sure), But it felt stuffy. it would be nice if the bedrooms had ceiling fans at least.

Avoid this place if you like to sleep at night

These townhouses are flimsy construction and have paper-thin walls, but the real issue is that they are built 10 feet from railroad tracks where the trains run all night long. With each train, the walls literally shake and anything not fastened down rattles. None of us got more than a few minutes of sleep at a time. This was not disclosed. Furthermore, management refused to make any kind of recompense afterwards. Minor, less important feedback: Beds are very comfortable, and the check-in/check-out process was just fine. We liked having a kitchen for our stay. The shower (no tub) is too narrow for a tall guy like me to use without smacking the walls and the ceiling.

OK for a short stay on the beach

Employees were very friendly and accommodating. Unit was clean but more like a cottage not a hotel. It listed as a 2 bedroom but when you go up the stairs one bed and bureau is at the top of the landing without a door. You walk through there to get to the one bedroom with a door. Only bathroom is on the first floor. Very thin walls, train goes by blowing the horn late at night and early in the morning. You also hear everyone walking by late at night.

Great Girls Weekend.

Booked only a few days in advance and got a great room at a great price. Couldn't have been better. Perfect location. Clean room. The townhouse was the perfect size for us. Staff was friendly.
