Abbiamo soggiornato per una sola notte, ma.ci siamo sentiti ben accolti anche se siamo arrivati tardi. Stanza pulita, comoda, spaziosa con comodo piccolo angolo cattura e mini frigo con piccola ghiacciaia che ha costituito un valore aggiunto. Stupefacente il mega schermo da millemila pollici e rete Wi-Fi disponibile. Anche parcheggiare non é stato difficile in quanto a circa 100 mt ve n'è uno a pagamento. Colazione caffe o cappuccino con cornetto al baretto vicino buona. Ottima la posizione. Se ci capiterà di ritornare a Roma, sarà un piacere soggiornarvi di nuovo. Host gentilissimo e disponibile. Davvero contenti della scelta.

This is a wonderful place; we stayed in this brand new property. Public transportation is just steps away, both the metro and Tiburtina station are within walking distance. The bus stop is also just steps away, and the 62 bus takes you all over Rome. Excellent!

Modern Comfort and Ideal Location in Rome

Magnifico Rooms was a fantastic stay! Located in a traditional Roman apartment building, the interior has been completely modernized with only four well-upgraded and brand-new rooms. The staff were consistently respectful and maintained excellent communication throughout our visit. Its location is ideal—just a short walk to both Bologna metro station and Tiburtina train station—making it easy to reach major attractions like the Colosseum, Spanish Steps, Trevi Fountain, and Vatican Museums. Breakfast is offered through a partnership with a nearby café, Cubetto, which was a lovely local spot to start the day. Highly recommended for a comfortable and convenient stay in Rome!

We chose this place because it was close to the flix bus station and near a main train station. We arrived by flix bus and then left the next day to the airport by train. Very convenient. The staff were very nice. We got there early. They kept our luggage, gave us advice on what to do for our one day in Rome. Clean place. Small room for 4, but it has everything you need. Even a small stove and some dishes. Breakfast was nice - coffee and croissant from a nearby cafe which we picked up on our way to the train station.

This is not truly a hotel. It is 4 rooms in a residential building. There is not a front desk in the traditional sense. There was a contact person that I chatted with using Whatsapp. Was like having a personal concierge. Warning about the breakfast: in August the cafe used was closed so they put cereal etc in the room. Overall was great

The location of these rooms between Bologna and Tiburtina stations is great. There are also a lot of food options nearby. Don't be fooled, this is not a hotel. It is 4 ground/below ground level rooms. It is hard to find, not the location but where you enter for the rooms - through a building, across an atrium, into another building and around the corner. There is no one around and you get to do a self check in...if you can find where to do a self check in! Other reviews said the rooms are dark, this is accurate. Also, the property does not communicate through Expedia so my messages about transportation went unanswered so we had to figure out transportation from the airport ourselves. The only accurate photo shown on the listing was of the bathroom. Offering transport from the airport and breakfast is not completely true since they didn't offer any transport and the "breakfast" is one coffee and one croissant from a nearby cafe which we only got vouchers for one morning of our 3 night stay until I "ran into" a lady on day 2 who didn't speak English and had to call a young man to translate. I was actually trying to get sheets put on the two beds that they left unmade and the breakfast voucher thing came up. So no, I'm not happy. They sent me a message wanting 10 stars. Nope. I would definitely not stay there again! I booked a room with 3 beds and only one had sheets on the bed. However when it came to collecting the tourist tax, I had numerous messages from them, not happy!

I originally booked this place because of location and price. I was not sure what I was actually booking and I was skeptical when I arrived. Check-in was handled directly thru the attendant and communication began the day before I arrived. I asked questions and they guided me from the airport to the room, by train (saving me $50). The hotel/rooms are located within a large complex, giving condominium vibes. Very secure front door, short walk thru a cute courtyard and you reach the units. The room was emmaculate! Spotless! Not a single speck of dust! Check-in was easy. Marica is so helpful and clearly is a great asset to Magnifico Superior!! She gave me tix for free croissant and cappuccino at a cafe nearby, perfect start to your Rome experience! I'm absolutely coming back and stayknh

What i didnt like about the place was the false advertisement about it. I dont understand how Expedia allows such a false claim as it was advertised as having a "city view", even thou the place was literally in a basement level and 6ou have to look up to the street to see any daylight. The room was not prepared correctly for 2 kids and only had one single bed and a baby cot for 9 yrs old. When I raised the issue, they sent someone to fix it and took the bay cot away to place it in front of our door which made it so inconvenient. When i raised these issues, the response i got was "just consider that you have a beautiful room". Also breakfast included shpuld be better explained as it means a coffee and croissant not a continental breakfast. We were also not given breakfast vouchers for the second day of our stay. And also because the place is not attended by anyone at anytime, you need to rely on phone to even request a toilet paper. Wouldn't return back to this place as they are misleading people. Only reason i give any star at all was for the cleanliness of the room and that it is beautifully presented.

Awesome place for your stay

“The unit was very well-maintained and spotless. The location is excellent, with easy access to both bus and train networks, and plenty of restaurants and grocery options nearby. The owner was kind and thoughtful, even providing breakfast along with a variety of snacks in the room. I would definitely choose to stay at Francesco’s again on my next visit to Rome.
