Perfect place for a visit in Leamington Spa. Good location within easy walking distance of train station. Clearly the folks who own/run this place care deeply about their guests. I’d definitely stay there again when I’m in the area.

The room was big enough with enough hanging and drawer space. The bed was comfortable. The bathroom was spacious. Everything was immaculately clean. Our room was at the back so it was very quiet The breakfast was delicious and plentiful. We could not have asked anything more of this hotel.

Wry happy with our stay in this super cosy hotel. Very conveniently near the station and an amazing Thai restaurant called Thai Elephant —both about a ten minute walk away. Breakfast was great.

We stayed in the basement room which was very clean. Staff are friendly & the owners are efficient. Breakfast was good but it would have been useful if they provided a menu. There is sufficient parking on site & there are small but nice gardens to the rear of the properties.

Liked: Cleanliness, staff & service, amenities
Location was great, for parks and gardens pubs and restaurants, staff very friendly breakfast was very good plenty of choice. Room was small very hot even with a fan going all night which was noisy, shower wasn't great too hot or two cold, lucky dip on which one you got, could probably shop around for better B&B for the price. That being said, had a good break in a nice friendly town.

Lovely place to stay, rooms are a good size and beautifully clean. All the staff are so friendly they really make the visit. Good choice of things for breakfast and again staff are very helpful and accommodating. Free parking is a big bonus and the accommodation is so centrally situated it’s easy to walk everywhere. This was my second stay here, will definitely come again and highly recommend.

Older building , definitely needs a refurb, but spotlessly clean, bathroom was lovely . Breakfast was good but fell ill after it - can’t say for certain it was the breakfast but was fine before it. But it tasted great at the time. Good location and staff very friendly
