Check-in took forever due to new keyless entry system which did not work (they had to give us a key). Also, they have discontinued the morning breakfast basket so had to go out to get food. Does have some historic charm but some has been replaced with advertising. Several items in room in need of repair.

It’s nice to have a suite up in the pecan trees. Complete with balcony, ceiling fans, TVs, generous breakfast, friendly staff. I like the proximity to the King Williams District and Southtown. Lots to see and do. Went to First Friday down South Alamo, Garcia Glass, Southtown Yoga, Brown Coffee, Pure Juice, Battalion & Bliss Restaurants.

The B&B was a perfect location for the River Walk as well as other attractions in San Antonio. The basket breakfast every morning was great! A 10 cup coffee in the room was a plus! We enjoyed our stay there very much and highly recommend this lovely home!

It was lovely, we had a nice stay. Wish there had been a hair dryer...have stopped bringing one since most places have one available. We like the room dark, but the transom over the door let in the hall light, so by shutting the bedroom door we lost circulation. Otherwise, we loved it. It is a beautiful place and so conveniently located!

It’s close proximity to downtown. A very easy walk. I also appreciated the complimentary parking and the ‘delivered-to-your-door’ breakfast. The downside was the squeaky bed. It was only on the right side. Also, the couch cushions needed to be restuffed. When you sat on them you sank down to the frame. Not too comfortable.

Fantastic place!
We had a great stay! Very comfortable and enjoyed a yummy breakfast brought to our room! Hazael answered all of our questions and was very professional!

Nice place to stay for Riverwalk
Great old homes (4 of them) converted to a B&B. Nice interiors decorated in period pieces. Bed’s were great. These homes are over 120 years old so some of the floorboards squeak and the like. Very convenient to Riverwalk - 5 minutes tops. Local restaurants around. Nice quiet area.

Historic charmer
Great stay. Owner and staff are super friendly. The location is awesome; on the edge of riverwalk yet you can escape the tourist hype and walk to a cool-vibe city neighborhood too. I had to be up and out early each day and they made sure I didn’t miss breakfast. The courtyard is a well kept garden area.

De sfeer en de intichting was zeer goed en past bij het historische huis. Ontbijt (op de kamer) was erg amerikaans en iets te weinig keuze.

It was in a great location. Had free parking and you could walk to everything. The front door lock was a bit of a pain at times and the claw bathtub was I little tuff for my Wife to get in.

The location was extremely convenient since it was within walking distance of all major attractions. However, the free WiFi is turned off around 7:00-7:30. If you check settings, the network will say there is no internet connection even though the device is still connected. They also didn’t replace the towels they had removed, leaving us without enough towels. The house cat, Juju, is extremely friendly and cute.

Great room and location. But coffee pot did not work to great and never thought of making arrangements for an early breakfast. Would stay here again.

Pleasant B&B
Nice B&B conveniently located in downtown area. Just a few blocks from River Walk. The room had lots of nostalgia and was clean. Bed was comfortable. Doors were older and had a slight issue with knob on the bathroom door. Otherwise everything worked just fine. Would definitely stay again!!!

Walking distance to all the great spots downtown. Staff very personable, and professional. My wife and I enjoyed our 2nd stay there. Definitely recommend!

Something unique
If you are looking for a 5 star hotel, do not choose this place. However if you are looking for a charming, quirky, historic place to stay, you will really like the Arbor House suites. The uniqueness of our suite outweighed its weathered appearance, the staff are very friendly, the continental breakfast delivered in a picnic basket was a special touch and you cannot beat the location.

Absolutely charming!
This bed and breakfast in the heart of downtown San Antonio was the most pleasant surprise when we stayed there for our anniversary recently! We loved the comfort of the room/suite, the breakfast that was brought to our door each day, and the location that was in the middle of everything but still managed to be tucked away and quiet.

Nice B&B, hidden right in the middle of downtown.
Close to Riverwalk, Hemisphere Tower, la Villita, Alamo and Main plaza. We were able to walk to all of these locations. Uber is easy enough if your not up to the walk. The room was spacious and clean. They provided a continental breakfast that was more than we could eat. Nice courtyard area though a little to warm outside at this time of year.

Loving our balcony!
The staff was very pleasant and helpful upon arrival and when we would see them around the property. We loved the character of the houses on the property. Our favorite part was walking through the window to the balcony where we ate breakfast each morning and relaxed in the evening after a full day of walking. The location is superb! The shops nearby are fun to walk through and there is almost always a festival going on. We never heard the other people staying at the hotel. A picnic basket is left outside your door each morning consisting of a substantial breakfast. Some reviewers mentioned that they wished they changed it up each morning but we were pleased to not have to go out. As I mentioned, we ate on our balcony every morning and loved it!

Wonderful B&B! Adolf and Rafael made the stay pleasant. Great breakfast, wonderful old style with great amenities. My ONLY complaint was the heat generated from the lights above the bed, it was a beautiful Chandelier, but all the incandescents heated the room!!

Great Location
We stayed in the James Bowie Suite with a private balcony. The room has a king size bed, private bathroom and living area. The room has a microwave, coffee maker and refrigerator. Breakfast, including juice, fresh fruit cups, bagels and muffins, is dropped off outside the door each morning in a picnic basket. I love this style of B & B because you can eat at your leisure. The location is on a quiet street and in walking distance of the River Walk, La Vallita, the Hemisphere Park, And the Guenther House. Adolph, the weekend manager, was friendly and helpful. We thoroughly enjoyed our stay and will stay again.

Nous avons apprécié la bonne localisation à proximité de la Riverwalk ainsi que le balcon ombragé. La chambre est spacieuse car comprend 2 pièces dont une dédiée au salon. La salle d'eau (sans porte) est par contre très petite, de même pour les toilettes. La climatisation est bruyante et peu efficace. Ayant passé 3 nuits nous avons eu 3 fois le même petit-déjeuner livré dans un panier à la porte (un muffin, un bagel, une canette de jus d'orange, une coupe de fruits). On fait le café soi même dans la chambre.

10 min walk to the riverwalk. Coffee shop and La Villita nearby. The room was very spacious, it included a parlor. Room stayed comfortable despite the raging heat outside.

Don't beleive the high reviews. Terrible B&B.
Decent location. Check in was confusing. Had to call to have someone meet us. No privacy as the bathroom is completely open to the bedroom. A privacy curtain would be helpful. A lot of light comes into the room at night from all windows as the curtains/blinds do not completely close.Bright light from the hallway shines though the large window over the door. Toilet room door will not close. Room had dust all over. Bed/linens were very comfortable. Breakfast was a joke. On the first day they delivered a basket of muffins, unripe fruit, juice, bagels. In they afternoon they left more on the table for the next day's breakfast. One night we came back to the hotel at 7pm to find the gate closed and our key would not open the door as usual. We called - voicemail and no one returned our call. We were locked out as there is no way into the hotel except through the gate or your front door key. Luckily we found the owner sitting outside and we yelled at him through the fence and he let us in. What if we came back later and he was no no where to be found? The owner informed us that we were the only ones staying there that night so they locked up early. A phone call to us with an emergency phone number would have been helpful before they locked up and left. I think the high reviews are not legit as there is no way this hotel should receive a good reviews. Worst B&B I have ever stayed! Yes, I get it - its an historic hotel, but broken door doors/knobs, bad AC and terrible service?

Nice place for weekend getaway
Great place to stay near Riverwalk, Villita, and Fiesta events. Loved the sitting area and porch our room offered. As a B&B, it was a nice change from the sterile, run-of-the-mill decor of large hotel chains. Lovely breakfast basket was left for us each morning. Manager and owner were helpful and on-site for service.

Nice place to stay in San Antonio
The B&B is a little old, but that is the charm of it. Very nice place. Nice room with lots of light. Quiet street. Walking distance to everything in San Antonio pretty much. The folks there were wonderful as well.
