Property is a little older and is a good location. 5-8 minute walk to the Metro, a lot of good Japanese restaurants close by. Didn’t try other flavors in the area.
This hotel has been around for somw time and probably one of the best in the Japanese district in São Paulo. It jas been remodeled and it has improved but not quite to the high standards you can find elsewhere. However, it is comfortable and cant beat its location. The breakfast is included but the Japanese style breakfast is below par.

I don't think the sheets in the rooms are changed after each customer. Cleaning is not good. It's not worth the money you pay. Also, the people at the reception are very rude and refuse to help you in any way. During my stay here, I didn't get any support I needed from the reception, and even though I stated that I didn't use the minibar when I checked out, they made me wait 10 minutes for the attendant to check it, causing me to be late for the airport and pay an extra waiting fee for Uber. The reception is rude and disrespectful. I don't understand how people like this work here.

This hotel is the best option if you want to stay close to different Japanese restaurants and shops. However, it is a run-down property, and the supposedly "Japanese-style breakfast" is a joke. They offered white rice, a mix of steamed vegetables (tasteless), fried fish (stale and dry), and miso soup (sour or spoiled) for breakfast - but it was all. The "western options" were rather limited compared to other hotels in Brazil of the same range: scrambled eggs, sausage with a lot of onion, one type of ham and cheese (very basic), simple buns (no toast), butter, jam, watery yogurt, and some cut fruits (primarily immature). No fresh juice and awful coffee (probably reheated). I was disappointed with such a miserable breakfast and the dull dining room it was served in.
