The hosts treat you like family. I dat infront of the fire sipping homemade wine. An absolute gem of a place. Definitely stay there again.
The history of the house is incredible and it is unusual and not the normal guest house. However that is why ypu choose there because it is different
Fantastic historic property. Lovely people. Dog friendly. Not fancy but amazing property. Walls decorated beautifully in keeping with property. Fast road outside but staying here is a glimpse into old Englands past. Tourists and visitors come here for exactly this reason not slum cities but good old English history and people who have our traditional English values and heritage. Wonderful
We found our hosts to be wonderful, accommodating and ready with information needed for our stay. Our stay was very comfortable with a lovely comfy bed, a delicious filling breakfast. All in all, a great experience

Very clean very comfortable value for money very hospitable good choice of breakfast menue
Excellent stay. Very friendly hosts. Games room and sauna avaiable. Several pubs nearby (5 minited drive) for food.
Property is an old house and has several quirky featured you would expect of a property of thay age.
Beautiful rustic guest house with original interior furnishings, like going back in time. Do not stay here if you expect something like a travelodge!! Facilities were fine, decent WiFi and shower, and host very helpful and makes breakfast for visitors
The guest house is ideal for me when working in the area as it is within easy reach of Bury St Edmunds and Sudbury. It is in a really pleasant setting and the proprietors are really friendly and helpful.

A bit of a surprise
Somehow we expected this property to be in Sudbury so when we finally ended up in the middle of nowhere we were a bit surprised. However the owners were incredibly helpful in assisting us to arrange a takeaway dinner and even bought our refreshments for us from Tesco as they were going that way. The old converted Millhouse is very interesting with all its memorabilia and nooks and crannies with a lovely garden we could sit in. It was clean and comfortable with a tasty continental breakfast but is next to a busy A road so there is a certain amount of traffic noise unless you book to stay in the family room which was very quiet as insulated by the thick old walls. Very good value for money and a perfect stopover spot.
This property and the hosts are full of warmth and character. They made us feel very welcome. The wood-burning stove in the dining room was wonderful to sit by. The breakfast was delicious. The bed and pillows were very comfortable and we slept soundly. The property is close to a busy road. However, the road is recently resurfaced and we slept peacefully.
Lovely hospitality from the moment we arrived. Like stepping back in time and living in a historic building. A gem.

Basic Overnight B&B
All the basics were very good, v good Breakfast, adequate Bed, tea tray, shower room, tv.
So requirement for a budget overnight stay met.
Friendly hosts, arrival met with a needed mug of tea !
Appearance compared with photos was disappointing, set direct on main road and a fair bit of work in progress apparently.
Not so much 'historic' than 'old'
The house has so much character. What can I say about Terry and Lyn they are excellent hosts, nothing was to much trouble. They were so good to ourselves when my husband had to go off to hospital in an ambulance. As I do not drive Terry kindly picked
us up from the hospital. Not only that our dog coco was well looked after, and even taken for a walk we have never seen the dog so happy and relaxed I think that says it all. Hopefully we will go back. Forgot to mention the hot tub
A unique experience. Terry the owner couldn't do enough for us. The original room was not suitable for my husband's needs so he gave us the choice of 2 more rooms. We were fascinated with the history of the building and loved hearing about it.

This place is lived-in and homely, don't expect a hotel or contemporary stay. .
You will get a large clean comfy bed, and a good breakfast in the morning.
You're staying in someone's house. Less relaxing for some, if you're after hotel anonymity.
It's The people who own and run this place that make it special.
They are hugely welcoming.
it's a very old building, the floors Creek the doors have gaps and you can hear the rooms next to you.
It was like staying at Granny's place, with her mismatched furniture, bedspreads and fabric wallcovering as well as various picture and hangers. There's thoughtful touches like every jam, spread or cereal you could've wanted, PLUS eggs bacon sausage toast & fresh fruit too.
Have to say we were very disappointed, the bedrooms and en-suite do not in any way whatsoever reflect the photos which are on the website. This was not due to the age of this lovely building, but rather the poor decor and condition of the facilities provided,
The dining room and sitting room were beautifully dressed and clean. We were asked, in an extremely casual way as our host hurried past to deal with lost property, to let him know if “we wanted anything cooked”, but he disappeared for 20 minutes by which time we had eaten our toast and marmalade and needed to be on our way.
There was however a nicely well stocked dresser with juice, yoghurts, cereals, toast, jam and hot coffee or tea, however, previous reviews mentioned the glorious breakfast which we were really looking forward to, but we thought it rude to mention as there was no proper discussion about it, rather an afterthought on our hosts part.
Have to say we chose the Historic Guest House as we do not like boring hotel rooms, so our review is a mixture of good but could do so very much better.
