Second stay in this hotel, the standards are still very good, the staff are friendly and efficent, the room was excellent with comfortable bed and superb shower. The carpet could do with a gunk removal, but it was mainly clean. The transport links are good to Waterloo and Docklands. Highly recommend it and I will use again.
Room was clean and tidy, although there was a little mould on the shower room floor. Ned was clean and comfortable. Our only complaint was that other guests were very noisy, in and out of rooms until around 4 am. Otherwise, a nice hotel.
This hotel was very pleasant my room was on the second floor with view of Barking Abbey Park and very quiet. The room was clean and comfortable and very clean.
The shower was excellent with very refreshing water pressure . The staff were friendly and helpful. The location for eateries was excellent, a very nice restaurant attached, and the exit directly on the end of the shopping streets made fit easy to find many different cafes and restaurants, and very exception ice cream cafe. The Barking station is in easy walking distance, and I took the number 5 bus to Canning Town Station for a short walk to Excel Exhibition centre, approx 40 minutes in all. The Abbey was a surprise find and very peaceful. I can thoroughly recommend this hotel and I will certainly use it again.

Avoid if you can, specially solo females
Gonna be honest here.
So starting from barking area... I felt like I wasn't in the UK once I stepped into it.
Receptionist flirting to me straight away and offered to show me the room after I done check in. First red flag as a female travelling solo, once I refused he started been cold to me. People shouting on the corridors.
I came back from concert and arriving to my room front room had loud TV at 01am, had a bad gut feeling so I grabbed my stuff and left. Way down to reception was a woman arguing with night receptionist. Loud and not nice, given my card and left the hotel. It's cheap yes, but if you are a normal person looking to chill even one night in London just spend some more money booking a better place on a safer area, barking isn't safe night time.
Also room has no window, there was a piece of wood instead, felt claustrophobic.

above a VERY noisy night club DO NOT STAY HERE
Book 2 rooms they looked fine visually were clean enough.
However there were a number of issues:
Insufficient soundproofing! The room isn't soundproofed now where near enough the night club that before was so loud id shook the walls and could be heard across the hall in the second room.
the noise is far to much 1 family member got zero sleep and we had to vacate n find a better place.
- the showers were barely like warm and smelled of stagnant water after use, the rubber seal still leaked water everywhere.
- The show curtain was not usable to short and not fitted correctly ( couldn't be pull all the way round)
- bedding in 1 room has a solid stain of something
Bed was way to hard
Issue with both rooms TV and Aircon remotes not working or just out write defective
The owners tried to help but the water issues were shrugged off
The location is great but it to many issues and check in was very slow meaning we were late for our show

The lift was out of order when we were there (which was only a pain when lugging suitcases) otherwise I didn’t mind. Inside the room on of the walls was angled in a way that was super inconvenient to get to the right side of the bed in our room and I could barely squeeze through without hitting my head. My brother didn’t exactly appreciate the smell of the bathroom (we think there may have been some mildew buildup??). The one bin in the room didn’t have a bag and the windows didn’t have any screening so bugs would get in when the windows were open. Besides all of that it wasn’t too bad and the hotel itself was so close to the tube! There were tons of restaurants nearby so it wasn’t too bad.
For a cheap hotel in London is where the good parts end. Between a room that stunk of smoke, walls stained, bathrooms not properly cleaned and a broken lock that myself and my partner feel unsafe. These are put a few faults that make this a very unpleasant experience.
Sadly, the room smelled terrible: it had clearly been occupied by a heavy smoker. The bathroom was not clean. There was no toilet paper, and the room was cleaned once during the week long stay. But, it’s not all bad.
Avoid especially if you are a solo female traveller! Place feels sketchy, located above a bar/club type establishment so loud music and noise disturbances until early hours of the morning, even from inside the property! Didn’t feel safe at all. Other better options for maybe a few extra pounds if you’re looking for a good night’s sleep. Staff are dishonest, checked in for 7 nights but checked out a day after, however staff informed Expedia that I was still occupying the room when contacted. Not really a hotel, more of a guesthouse/motel type accommodation. Avoid!
