Beautiful part of London, lovely properties and good walks however Iolanthe for us was a disappointment. It literally is someoneโs house so much so that we whispered at all times and couldnโt relax. No doubt some will see this as quaint and typically English but it was like being at your grandparents where you could be told off for breaking the house rules. You have to remove your shoes at the door which I hated. There were slippers available but I also donโt want to use old slippers that someone else has used.
Our bed was extremely hard and we didnโt sleep well, partly due to hearing all the clocks chiming!
There is a strange breakfast ordering system where you have chose your time (but not when anyone else has!) and a very prescriptive a-e selection of food and drink but donโt chose too much as there is a ยฃ10 fee! The food was not cooked well and choice in reality was poor e.g only orange juice. Other peoples dirty plates were left laying around. Condiments were out of date and the little jam pots were refilled and not new. Toast is literally one slice each. No one checked if everything was ok or if wanted anything else.
Overall it was ok but just ok, we would not stay here again.
This charming Bed n Breakfast is London embodied! From arrival in the beautiful lush garden to the perfectly appointed bedroom, a person feels like they are visiting their long lost English grandmother! The thick down comforters on the beds, the lovely vintage decor, the perfectly set dining room table, and tasty breakfasts all make for an idyllic atmosphere and experience! The only drawbacks might be the winding stairs up which one must drag their luggage or the claw foot bathtub (no shower available) with the dire warnings of consequences if you so much as accidentally splash water on the floor! All in all, this is a wonderful place! The neighborhood is safe and beautiful and perfect for walking. The bus passes every 12 minutes so you can catch it whenever you want to go out!
Rosy was a great landlady, everything was as described, great mattresses, rooms very clean and the breakfast was a dream. In the evening you could choose the breakfast for the morning from a menu. We'll definitely come back
What a lovely accommodation, hostess and breakfast. We stayed in the room called Speedwell which very spacious and light. The bed was very comfy. The hostess is kind and gives you all the information you need.
Visiting family and fitting in a show and some shopping, my daughter and I stayed at Iolanthe just before Christmas. Rosy was a superb host and made sure everything was perfect. Little touches in the room, such as real coffee and mini stollen, lovely bedding and fabrics, made our weekend even better. Breakfast was fantastic - really good quality produce. The local transport links, particularly the hopper bus, made London accessible, even in a downpour. Parking right outside the door was a dream.
A real rare find B&B. You feel being back in English victorian times and straight opposite the entrance of Hampstead Heath for good runs. Rosy and staff are the greatest and happy to help at any time. The breakfast is proper English as well which is great for one day but after 3 days full english breakfasts a bit much, which I would say is the only improvement point especially if you like me try to stick to a lighter diet.
Landlady, Rosy, works elsewhere during day but her housekeeper serves breakfast from 7:00 to 8:30 at an elegantly set table, then cleans and changes beds until going off work at noon. A sheet is provided each evening to check off which breakfast items you want.
Very attractive home with fresh flowers in the dining room and small bud vases in our room. Had our own bathroom/shower. The other two rooms on the second floor shared a bathroom/bathtub. Good variety of tourist pamphlets.
When I had an allergic reaction, Rosy called ambulance, administered Epipen, wanted to stay up late to bring us home though she had to work early in the morning.
Lots of books everywhere. Our room had a fireplace; I assume the others did too. I believe the living room was available for our use... there was a piano and containers of candies on the table. Rosy plans to get the piano tuned in case someone wants to play it. Beds had duvets but also extra blankets available. The front garden is very pleasant to sit in and the website seems to indicate the back yard is also available. Rosy provided a map showing the shortest route for the walk to the Underground, or you can take the bus which comes almost to the front door about every eleven minutes. There are slippers and umbrellas available at the front door. The tenants receive a room key and one for the front door to let themselves in if thereโs nobody in.
Absolutely delightful home.
Rosy is a thoughtful and kind hostess. She proactively contacted us to make sure our check-in was convenient. Coffee and breakfast in the morning in her charming dining room is a highlight. My son and I both fell in love with the home and enjoyed relaxing there and felt very at home.

Pleasant
Location was good for me because I drove there and there was plenty of on street parking. Being on a business trip I just relaxed in my room but TV signal was very poor, as was the sound of the plumbing. House was being refurbished so it was a little messy. Would have liked more choice of check in time as there were restrictions to before midday and after 6pm. I would have checked in in the afternoon if I could. More conversational engagement would have been nice too.
