As a first time in Edinburgh at 28 years , I do recommend ! Very friendly guests , they do their best in making it as comfortable as possible . It’s best to leave a message on your arrival date. The location is adequate very close to the bus station and a 15-20 minute walk to the amazing Portobello beach that is filled with amazing coffee shops and restaurants. The stores are nearby and has access to an ATM . Coffee is free and amenities are given all you need to do is ask . I would surely stay here again ! Thanks for hosting me here .

Parking wasn't accessible due to maintenance being done on the building. The room was clean. And smaller than what is advertised, also there was no common area like in the pictures. We had a mini table in the hall with a coffee station.

We were quite surprised not to be greeted by an owner or manager on arrival. It also took some time to check in, as the doorbell was not working and we had to call the number provided that we saw after trying to knock and find something to use the door bell with. Overall, the location was good and the property itself was clean and tidy. However, we didn’t appreciate the roofing works being carried out without prior notice, particularly the loud banging and noise starting at 8am and debris on the path to the pedestrian gate.

Upon our arrival, we contacted the number provided for check-in and experienced a confusing start to our stay. The staff appeared unfamiliar with our reservation and asked us several times to explain what we had booked, despite our presenting the confirmation. We were initially directed to a room where we were told the key would be waiting in the door, but no key was there. After another phone call, we were then escorted to a different room at the back of the building. The room itself was clean and nicely maintained. However, the primary reason we chose your property was because of the amenities advertised online, several of which were not available. Most importantly, the listing stated that the room included air conditioning. During our stay, there was no air conditioning, and the room became extremely warm and uncomfortable. This amenity was a deciding factor in our booking, and had we known it was not available, we would have selected different accommodations. When we raised this concern, the gentleman assisting us stated, "We don't have air conditioning—this is Scotland. It will be cold later in the week." While I appreciate the explanation, it did not address our concern, as we were staying during a warm period and would not be there later in the week. He also told us he would look into the matter and get back to us, but we never received any follow-up. Additionally, several other advertised amenities were missing, including: - Toiletries - An in-room safe - Tea cups

Great location with busses outside the guest house direct to the City Centre every 5-10 minutes. On-site parking which is great also but limited. Its quite self-service as there isnt anyone to greet you are just left a key and have to phone them up when you arrive. Take your own towels as there were none left for me in the room which I found strange.

Lovely guesthouse in a quiet upscale area of Portabello. 15 min walk to the sea and shops. 10 min bus to the Edinburgh Center 2,20 for the bus. We ubered it at night 9,80. We had a 1dbl/1sgl room 3 adults. Small but cozy. Free parking on site depending on bookings.

The guest house was amazing, quiet, and clean on the bus routes to into Edinburgh, there were a co-op and hot food options within walking distance also a beach not too far. The host amazing and attentive. I will definitely book again.
