It is an okay place to stay, easy access to the central and the shore. It is nice and warm and the rooms are getting cleaned daily. You can arrange a highland tour from the city which is great. There is a couple bakery and coffee shop around but our fav was artisan coffee on the corner for breakfast. We arrived after 10pm, we did called them to let them know. We had to pay 10£ for which is not a problem and we knew that we have to, but because of that or something else, not sure but staff wasn’t particularly friendly. What we also noticed is that the room key opens the entry door too so not sure if others coulndn’t come into our room if they wanted too. For sure one evening the light was on and our chair was in the middle of the room which we didn’t leave like that. But nothing was missing so we didn’t complain. We were at the basement and internet was barely working. Parking is hard to figure out unless you come on a weekend. We booked a private parking not far from there for a day which was about 7£.

The bed was very comfortable, had a nice sized smart tv, and bathroom with all the amenities. The shower in particular was amazing. A nice waterfall shower with very hot water. Area is safe, quiet, and near the bus stops.

Maybe not so good choise
The hotel was Ok, but I could’nt sleep because of the noises when somebody try to open and closing door all the time. It was really terrible feeling, like someboby tried to come to my room.

This room looked nice in the photo but was in the basement down a staircase difficult to maneuver with luggage. The room's walls were marked up and needed a fresh coat of paint, and the door and woodwork also needed a coat of paint. The bathroom had nothing to hang anything on and the bedroom had no mirror. There also was no TV. The price of $227 for the night was ridiculous.

I was needing accommodation for one night only. This property is perfect if you require a clean, quiet place to sleep that’s close to the tram.

The single room is a bit tight as is the en suite, but kept clean and the shower is good. The city centre is walkable and will have a tram system nearby on the Leith Walk when it’s finished. Parking ok on the street and is free.

Really good for the price, was a little bit out of the city centre but couldn’t complain. Staff were friendly, although there English didn’t seem very strong. Otherwise would recommend for anyone

The room was not we booked. The toilet was broken & though they knew it was broken,the didnt fix it or offer a different room. Eventually we were moved to the room we booked. Staff were unhelpful & abrupt.

You are terrible yourself. In a bad and snobby mood since I opened the door. We offered you an ensuite room though you booked a basic with external bathroom. Then your oversensitivity and constant complains made us to offer you another room. You never get satisfied in your life isn't it? I spent half an hour of my precious time trying to help you out and accommodate you the best we could do in a day when we were fully booked and no empty room was available. A disgrace. Good luck with your personal problems. Though it's quite unfair to behave like that towards the people you meet...

Nous savions que la chambre serait miniscule. Donc Ok. Par contre, les toilettes qui fuient, la douche qui fuit, la poignée de la fenetre qui nous reste dans la main, internet intermittent...moyen! On y a quand meme passé 15jours. Le quartier etait super par contre.

We arrived early and were told we could check in early for an extra £10. We declined and left our luggage with everyone else’s and just hoped that no one took our stuff because we also had to pick out our own stuff when we got back to check in. Our bathroom was dedicated to our room which was ok, but anyone else could have easily used it. Also, someone took our towels out and we didn’t have them when we really needed them to get ready for a wedding. Our stuff was still in there and the towels were hanging so we’re not sure why they were taken. We followed the rules to try and get someone so we could get new towers by going outside and ringing the doorbell and waiting but no one came to help us. To that point, the sign on the door with the “once” underlined best exemplifies the entire experience with this property. “DEAR GUEST, PLEASE RING THE BELL ONCE AND WAIT PATIENTLY OUR STAFF TO COME AND DEAL WITH YOU. THANK YOU”

La habitación (6) era amplia pero rara con un baño construido dentro, encajado en la esquina, señal de que su uso era distinto y la han adaptado. Justamente un espacio comun al entrar es lo que falta para el check-in, que se hace de forma casi improvisada, de pie, nada más entrar por la puerta. Me gustó la disponibilidad de cafetera/tetera, secador de pelo y gel de ducha/champú en dispensadores. A pesar de la limpieza, había pelos en la ducha. La ubicación es un poco más alejada del centro de lo que imaginaba pero la calle principal tiene de todo y está cerca de la zona del Omni Centre. Check-in bastante tarde (al menos pudimos dejar las mochilas) y check-out muy pronto.

Parking: Off-site. First come, first serve basis. Staff: Well-informed but looks like in a hurry. Check-in time is not until 10pm. We arrived past 9pm. ID is needed upon checking in with forms to fill-up. No proper check-in reception. Briefing in the ground floor. If a staff is needed, numbers are in placed beside the door, and to ring the door bell. In-house staff is reachable. Room: We are in room number 1. First floor, non-smoking, double bed. The room is cramped but okay. Around 5m in space. One chair is available. Bed is big and comfy. It occupies most of the space. Tea/coffee are available. Heater is old and takes time to work. No aircon, just windows. With tv. Well lit. With small bedside table and lamp. Mirror is half a person’s size just near the door. CR: Clean. No toiletries provided. Towels available. Toilet rolls avaible. Heater is working but it takes some time to get hot. Rating of 2.5/5: Good enough to stay for a night.

Lamps wouldn’t turn on , one socket you couldn’t even plug a plug into , shower kept going cold all the time , the tv wasn’t even working right , had to change my days because of work and they refused to give me a refund.

Not happy about bathroom situation
We booked a room with our own bathroom, which we got- except the bathroom was OUTSIDE of our room, not even connected. This was really annoying, especially after showers or if you had to go in the middle of the night. I also really could have used a mirror in the room since the bathroom wasn’t there. Service was ok, but we never really saw any staff at all except for when we checked in. Distance to princes street was about 20-25 minutes if you walked quite fast.

Double room with external bathroom is the type of room that you booked and " external bathroom " describes it quite well . Regarding the staff at the reception first of all you heard us talking on the phone , we were in the room next to yours , and most of the times you were not in the room !!! ;)

Friendly clean cheap getaway
This was a last minute trip to the Fringe so was very limited in choice. Rate was reasonable compared to other choices. We had a very comfortable bed and clean and pleasant room with a private bathroom across the hallway which was not ideal but was reflected in the price and was made clear at time of booking. Staff very friendly. Parking is on the street and there seemed ample spaces. 20 min walk to Edinburgh but loads of buses also. Recommend if you want a cheap getaway.

Our Stay at Cambridge House

very noisy in the morning, but great hotel.
fantastic area and very close to local shops and attractions.the room was spacious enough and very clean. the bed was comfy but could do with an extra pillow.but the only problem was in the morning the walls are very thin and you can hear everything. the shower the toilet and talking in the corridor as the bed is right next to the door. i think because its a couples many that stay we where lucky that there was no noise on a night time. but for the price and how close it is we would stay again but maybes choose a different room.

We were room 8 in basement, room really small, not a proper double bed but clean, problem was bathroom was across the landing and although only for us was not great during the night. We didn't know this was the case. Location is good for playhouse and room was warm and clean. Suppose for money we paid it was ok but we won't return.
