Had a lovely stay at the Royce the owner was very friendly and helpful. The room was very comfortable. The Royce is wonderfuly placed for access to the sea front.

Fantastic. This B&B is exceptionally good for families with children. The hosts are kind. The property is quiet and meticulously cared for. There is a games room and a big selection of toys and games. There are good breakfast options for children. We have never been to a B&B in the UK that was as welcoming to families with children as the Royson.

A lovely b&b in a great location. Friendly hosts and the breakfasts were up there with the best on offer from any b&b. Nicely decorated. Free parking on site along with wi-fi.

The proprietors, could not have more welcoming and friendly. The breakfast was fantastic,consisting of a comprehensive menu catering for all tastes and appetites. The room and facilities were spotless. An excellent place to stay.

The property was in a good position for visiting any part of the island and a 2 minute walk to the coast path . The hosts are very welcoming and serve an excellent breakfast.

The owners were very good and extremely receptive to our boys, aged 6 & 3. Knowledgeable and informative, giving many options for places to go and where to eat.

Just returned from a lovely stay at the Royson. We were made to feel very welcome by the owners and loved all the nice little touches that has been thought off throughout. The room was tastefully decorated and breakfast delicious, with attentive service and nothing too much trouble. The location was ideal for us, right in between Shanklin and Sandown, a 20 mins or so stroll into the Old Village along the coastal path with beautiful views (highly recommend a pit-stop at The Hideaway bar and restaurant just 5 mins walk away from the B and B), and also good access via the nearby steps down to the beachfront.

Very friendly and informative owners. Great location - easy walk to Sandown and Shanklin. Good breakfast with lots of choice. It was nice to have a lounge area with refreshments. Shower temperature was very inconsistent and never got hot enough. Sound travels from other guest rooms. Room was small to manoeuvre around. Overall good value though.

Many thanks for your feedback if you had mentioned shower issue during your stay we could have resolved this for you. In regards to the room size you were booked into our smallest and cheapest double room larger rooms are available photos of which are online

Very nice place. Clean and delicate. Lovely with a big bowl of fresh berries every morning in addition to the English breakfast.

Home from home.
Very hospitable accommodation, the room and dining area's were always spotless and the breakfast and choice was excellent. Very accessible to the cycle ways, railway and coastal path. Sandown and Shanklin are a short walk away on the coastal path.

Small hotel close to the beach cliff.
Stayed two nights but was convenient for getting around on the Island.

The beach at Shanklin is a fair walk down the cliff and an arduous trek back up.

Thank you for your review! we do state that we are not in the centre of Shanklin and are rated highly for our quietness away from the hustle and bustle, saying that it is but a 20 min walk to town..We are so glad we managed to facilitate your early check in time! Our lovely little beach is down two slopes and a few steps, though you can choose to use the lift further along the cliff path, though there is a charge. we have a small seating area and conservatory for guests to sit in, most are out and about and are used for short periods to plan there day or recoup after a busy one, unfortunately, due to a misunderstanding with your friend, you were waiting around the entire morning in our sunny conservatory, we did offer refreshments as you waited and chatted with you to while away the time! We do hope after such a long trip away you are now resting well at home!

two of us stayed here in January for 4 nights while working at a local garage. Lovely and quiet road as a dead end 1 min walk to costal path while it was 1 mile going left down to find a place to eat and 1.5 miles the other way it was out of season the area was clean and beautiful .the owners were very friendly and happy to accommodate breakfast requests even doing my poached eggs not in vinegar water which normally gets refused else were. The breakfast was good and plentiful. lovely and warm hotel to . I would happily stay again with work or my finance.

Lovely stay
My wife and our 9 year old had a wonderful 6 night stay. The host was very friendly and helpful. Rooms were clean and breakfast was great. Would certainly recommend.

Great Guest House
Welcomed warmly, given the freedom of the place. Lovely room with everything in it as required. Great breakfast. Lovely sea view from our bedroom. Plenty of parking. Easy access to all parts of the Island, including short walk to local rail and buses.
