Very DIRTY, unpleasant, tired, old Hotel. Staff was kind and pleasant. So terribly disappointed in the condition of this hotel. Rooms were very dirty, dumpy, not well appointed and in dire need of repairs, paint, and attention. The only reason I did not give one star is because the hotel staff (Howard, Sue, and Paul) were delightful and gave wonderful custom service. The staff is doing the best they can with what they had to work with. Our bed was so uncomfortable and the sheets looked dirty. Housekeeping never changed our sheets, nor gave us toilet paper or towels. Just gross. We can say, the hotel courtyard garden is beautiful, but everything else wasn’t good. Breakfast and cleanliness in dining area was even questionable. We got free breakfast cause the hotel had “boiler issues”, but I don’t recommend the breakfast either. It has parking which is hard to come by in Lake District I’ve been told, but parking is not worth staying at an old dirty hotel. Sadly, its past its prime.

We cancelled our reservation upon arrival. The furniture is old and filthy. The bed was broken. The room felt cold and institutional. Property is old and not very well kept. Photos are very misleading.

Though we came pretty late to the property, we had staff to take care of our check in etc. And also morning breakfast was very good, and the staff were very nice and friendly. Overnight my friend had to work in lobby area for his work, and staff made sure that he was comfortable there.

When we arrived we were taken to the apartments over the road although we had booked a room within the hotel. We found this apartment to be shabby and well in need of a refurbish.there was a hole in the bathroom door both settee/sofa beds appeared very dirty no tea coffee milk etc although there was a kitchen area and this was an upgrade we were told. When we complained staff were helpful in finding a room within the hotel which was also in need of a refurbishment

We booked an over night stay at this hotel for a great price at short notice. Love the location, a picturesque walk into Keswick takes around 25 Minutes. Our room although didn’t have a view was immaculate. The staff were extremely friendly and professional.

Bad
Avoid! The hotel advert is not a true representation of what we had seen. The hotel was so outdated it was like going back to the 80’s, the bathroom was disgusting 1) unfinished filler everywhere 2) mould everywhere 3) cobwebs everywhere so not been hoovered in a while. All in all waste of money.

A gem of a place!
Great hotel and although not spanking new it has the most fabulous location on banks of Derwentwater and is super dog friendly, Keswick town just a 20min walk away. Fresh decor in bedroom and super comfortable bed.Lovely staff especially Sue, breakfast and bar meals were good. Beautiful sprawling gardens were the perfect spot to enjoy a drink in the evening sunshine. We can’t wait to return!

This was an excellent hotel if travelling with your dog; the welcome and outdoor facilities are very good. The room was warm and attractive. It was a shame the nice restaurant wasn't used for evening meals. The bar area got pretty crowded and is fairly basic. The TV was very obvious and needed subtitles on if it's to be helpful. The staff were helpful and courteous.

Faulty Towers
Whilst staff on check in were pleasant and location great. The hotel needs condemned. The corridors smell like an ash tray, stained carpets lead you to your room. Nothing like what is advertised. Beds as hards as rocks, rotten broken furniture. Black mould in the bathroom and a missing part shower screen. Management who refuse to refund you.

Nothing “Luxurious” but the price
Stayed in the hotel for 2 nights at quite an expensive rate and was hugely disapointed. The hotel is dated and in need of extensive upgrading. The room was a reasonable size and comfortable enough, however, the shower barely worked the whole stay. The water trickled out and it wasn’t that warm. I asked if it could be repaired on day one and the staff said they’d try. It did not get fixed the whole stay and this seemed to be a common complaint from friends who were also staying in other rooms. On check out I complained and was told to email the manager for compensation. The stay was 3 weeks ago and after 3 emails and a phone call I am still waiting for a response. The breakfast was also pretty poor. There was hot buffet which was overcooked to start with and then left sitting out for a while with it being refreshed regularly and very little other options. The staff were all helpful and friendly though. The standard of this hotel vs the cost really doesn’t add up. A perfect example of hotel in a tourist area that doesn’t need to try hard for the business.
