Good spot for easy access to Gion and downtown Kyoto. Staff lovely and helpful. Room clean but bathroom smelled very much of mould/dampness. No USB ports for any charging.
Fast check in process. They are kind and allow you to keep the luggage in the lobby if you arrive before check in.
The room is comfortable, clean, spacious and the hotel location is great. Highly recommend it :)
It is very good clean and confortable, not too small and considering you use the hotel just to sleep it's a very good option. It's close to the station and close to the tourists points for a good price.
It was nestled in the residential area and a bit hard to locate. Being in a residential area, there weren't that many restaurants nearby. The room was clean and decent. No sunlight through the window though.
Great spot to stay. Convenient and close to the station. If you will explore kyoto through the day you can find a comfortable place to rest here. Essy check in and friendly staff. They answered questions through message very quickly when we need to confirm a luggage send out to them. Coin Laundry available on site.
For our first stay, on our first trip to Kyoto, we couldnt have asked for more! A lovely quiet setting just tucked away from the main street. This allowed us to have great access to everything we needed but give us a break in the quiet of the neighborhood when needed. Our room was a great size for our 3 day stay. So happy with our stay! Will absolutely be back for our next trip!
Just what we needed: a simple place near what we wanted to do. Tucked in a quiet neighborhood a few minutes’ walk to many shrines and temples as well as Gion, the Nishiki market and other meiten-gai. Laundry facility came in very handy, as well.
Property close to Metro or Subway and convenient stores. Area nice a quiet. Only downside is lack of pillows plus TV did not have BBC or CNN for news.

Quiet hotel in a safe and quiet neighborhood. Rarely saw a staff worker at the front desk but never needed much. Only one small pillow so if you need more, ask.
M’s Hotel Sanjo Wakoku is in an amazing location in Kyoto, not far from the really touristy parts but still in a more residential area. Very close to buses and subway, convenient for getting anywhere. We stayed here for 6 comfortable nights. Very clean, the rooms are small but make great use of the space. A/C works great. Couldn’t recommend more highly.

Location was good in terms of access to sights and transportation options Walkable to entertainment area. Only limitations was lack of pillows and staff. Room cleaned every 3 days.
The room super small and bed is hard could not sleep with a small hard bed . Bathroom is so tight not comfortable for American customers in general. Good to have free water refill , and pretty clean . Room service is every 3 days which a bit long if you need people make bed and clean towel
No keys are needed.
The service personal was very friendly.

Cleaning services lackluster
They only offer room cleaning once every 3 days. We found the towels provided to be quite thin and they didn't dry easily in the bathroom, so we had to ask for new towels on the second day. Thankfully they provided extra towels when we asked.
We ran a load of laundry while we were there (700yen) with an extra drying cycle (200yen). Somehow our clothes seemed more wet after the extra drying time. Would not use their laundry facilities again.
The mattress is very firm and the pillows offer no support. The room was clean enough and spacious for Japanese room sizes.

A very clean and affordable hotel with a ghost staff
A nicely located small hotel 15 mins walk from the Kyoto center. Clean and quiet. No staff, and basically no one to communicate with. Emails sent to the owner were never answered, so, in M's Hotel you are on your own. A no frills place, but decent and good value for one's money.
This hotel is located in a very quiet area in Kyoto but conveniently located rather close to 2 stations and multiple bus stops. The room was bigger than we had expected and met our needs. There isn’t much to do nearby, but because of the stations and bus stops close by, you can get anywhere!! The only weird thing is that the staff is usually not in the front desk of the lobby like in other hotels so when you check-out or check-in you might not have someone there to greet you!!
