We loved staying here! Fantastic rooms with phenomenal views! We had a river front view room and my in-laws had a falls view and they were both wonderful! The staff were super friendly and helpful throughout our stay. We can't wait to stay here again!
Hotel as old and could use some updates but the staff was friendly and location to all these amenities were great. Outstanding view of the falls from my room window on the 14th floor!

General appearance of hotel was adequate but dated, not as clean as it should be… there is no breakfast to speak of and coffee is meh. I am sure the other (chain) properties in the immediate area are more upscale than this one. Location wise very close to casino and easy walk to all amenities.
For the price of the hotel and how late we booked it was a good experience.
Although because we booked late we were given a room that was outside the hotel- it wasn't bad overall, very spacious and we were able to drive up to the room, just wasn't what we were expecting.

This was a great location for the falls. We had an excellent view from our room. The pool, and gym was a nice added benefit. I would stay here again, but I would not pay to park here. It was $50 a night and we could have used the lot across the street for a lot less.
Always enjoy our stays at The Oakes. Have been staying here for 36 years on our anniversary. Beautiful property and location is perfect for enjoying the Falls and all has to offer. We had a beautiful corner view of the whole Falls area and it’s great to enjoy the fireworks at night too.
We enjoy the breakfast voucher at Applebee’s for a good breakfast.
The room was fine, but there was no safe provided. The only amenity was a coffee/tea station - no restaurant on the premises. Our view of the falls was great. The elevator is old and very slow. The ride down to the falls area was very close and convenient.
Everything was great. Room was clean, amenities were clean and being used. Staff was friendly. Only wish they would have let us do an early check in as we got there fairly early and had to wait right until 4. Not anyone’s issue, just would have been nice.
We had a Fallsview King room. The room was spacious, comfortable and clean. The only thing I missed was having a bathroom sink with counter space. This room only had a pedestal so there was no room for toiletry items.
This is an older hotel so nothing fancy but it was great for our stay, close to walk to everything we wanted to do. Could use a hospitality area on the main floor. We saw several families trying to eat breakfast or lunch in the lobby area which really isn’t designed for that
Sometimes when you book in Niagara Falls the hotel descriptions are misleading. Some are advertised as Fallsview hotel but in reality the street name is Fallsview and you're nowhere near the falls. I like that the view of the falls at this hotel was accurate. We had a great view of the falls from our room. My only concern is if we were any lower than the 9th floor, our view may have been impeded by trees. Next time, I'll book thru the hotel so I can be assured that we are on the 9th floor or higher.
We booked at Oakes upon arrival to find out they had issues w-rooms & didn’t have my phone # to alert us. They upgraded us to Hilton win walking distance a-luggage. The upgrade was a very nice room w-jacuzzi tub overlooking Niagara Falls. We had booked similar room at Oakes. Our room at Hilton was very nice for some reason the carpeting was soaked halfway into room. I called front desk said they would send maintenance it remained wet happy we brought slip on sandals. The bed was very comfortable. We loved the location.
I loved the observatory on the 14th floor, awesome view of the falls. The hotel room was pretty good for the price, jacuzzi looked clean and worked amazing with a nice towel layout. Concierge and check-in booth staff we're great!
I will pick on one thing in particular, room cleanliness... found an expired loaf of bread in the fridge, the couch was dirty, candy wrapper on the floor, sink could have been a bit more clean and some stains on the bathroom ceiling / wallpaper around the room. It looked like other than cleaning and changing the sheets and sanitizing there wasn't much action taken towards presentation... mattress could have been in better shape, a bottle of the complimentary soap was empty... (main reasons for not giving it a 4 or 5 star review)
Great location from this hotel, that is all. Overall extremely overpriced for what you get. Paid $400 per night for the “Riverview” room on the 8th floor, not worth it. No thermostat, the A/C & heater is decades old, there is a door the conjoins the room next to you which I haven’t seen since the 90s, the tv is a tiny old 32”inch, and there was no microwave. My 2026 truck received damage from another guest that occurred in their small locked parking lot ($50 per night) and the Manager did nothing other than to advise me to call the local authorities for them to handle. With this occurring, not offering at the very least free parking to help accommodate since it happened on their property with active cameras. I think a fair value for this hotel would be at most $200 per night. If it was more modern and up to date, then I could see a fair pricing being higher. Next trip we will not be staying here.
