There was no air conditioning and windows with no screens or didn't open. The property is not being kept up. Hot tub with broken tiles, pool was dirty There was no one at the front desk for an entire day, so when guests needed pool towels or to check out or any assistance there was no one to ask. The toiletries provided were very poor quality.

Rooms are very outdated, no AC in the rooms so it’s hard to sleep at night. The location is good but the price to stay here is not worth it since you can find somewhere else close by that is much more updated and way better service

This is a lovely, quaint property that is in an excellent location. It is one block from the beach, and one block from the pier (State Street). We did not need our vehicle the entire time we were there due to the walkability of the property. The rooms are large (which is nice because we brought bikes) with a kitchenette and separate bedroom. The rooms are dated but clean. The bed was comfortable and it was quiet. I only had two complaints of the room: the air conditioner did not work very well (and is was an unusually hot weekend). The AC is is in the living room so no air really makes it to the bedroom and the AC simply did not work well. Secondly, there are security lights all over the property (which is nice for safety), but they shine in the room and it's difficult to get the curtains to fully block it. Overall, this was a nice room and the location is so superb I would definitely stay here again.

It was a pleasant stay but privacy in my room was non existent; window and door did not have drapes/shades. Walking to around my room in a comfortable setting was not possible and the sunlight…Unpleasant!

We had time consuming troubled check in which set a bad mood for my hungry family. The happy hour they offered at this time had some ritz crackers and cheese that helped some. Really bad wine which turned me off. Walking into unit the first thing we saw was a big dirty spot on the couch. The dirt passage way to get to alley for our car was a dumping zone of old funky decor no longer wanted. I had a great night sleep and woke up to a lovely soak in the hot tub and dip in the pool. They had burnt coffee with coffee mate, cookies, waffles, cereal for for breakfast spread. I loved the funky decor. My husband had trouble sleeping due to the loud neighbors at 1am. The property also does month to month rentals.

Dirty moldy rooms, fully of dust mites. Woke up covered in bites and a rash. Leaking fridge, water all over the floor. No staff available onsite to address the issues. Still No response via text or email from management. Its a cute place, but not worth the price or the headache. Breakfast offering barely edible, waffle iron was caked in burnt grease. Big mistake booking here.

Check in was fast. Happy hour snacks and free wine with charcuterie. How fun is the pool with statues, free to borrow pool toys and screaming hot jacuzzi!? Love it here!

There are not supposed to be any hidden fees but I had to pay a $33 administration fee at check in. There is no parking onsite, so you have to park at one of the neighboring hotels. And the rooms have no A/C. Staff was fine. when you can find them and everything is in walking distance. The wharf and State St are a block away, so there's a positive.Watch where you are walking. People dont clean up after their dogs pooping on the sidewalks and in the street and everywhere else.

This is a fantastic place, and I can hardly wait to return with friends and family. Everything and everyone exceded my expectations. I have stayed in many hotels in Santa Barbara, but now this is my absolute favorite. The oweners really created a unique place with treasures and history in abundance.

Love the location, price, and the friendly, helpful staff. The pool and spa were great. The room was very comfortable. The only downside was that the floors in the room could have used a good mopping. Other than that, I would definitely stay again and would recommend it to friends. Thanks for a great experience!

Parking is first-come-first-serve and they only have maybe 8 spaces near the building and then another 15 at their sister motel next door. Was very tricky to snag a spot. Street parking is free but has a 90 minute max on weekends. We stayed for three nights and they never cleaned the room. Not the biggest deal but it wasn't clear that that was their policy. Each room has a balcony or porch attached to it -- generally pretty pleasant but we could tell they don't get cleaned often, there were crumbs on the ledge and floor and cobwebs in the corners. The breakfast was just okay. There were a lot of options and it was well-stocked, but the croissants were stale and we're pretty sure the orange juice was just Tang. Beds were comfortable but squeaky. Great location though! Right near Stearns Wharf. Easy to walk to most things we wanted to do. Overall it's an older building with a lot of character and charm but I wouldn't stay there again. Didn't seem particularly well kept up. There was also a display case of creepy porcelain dolls in the lobby that I could have done without.

Check in was terrible. There was no desk attendant and there was only a phone number to talk to an employee. It took over an hour fpr someone to show up. The rooms were satisfactory but the balcony was dirty. The location is amazing. This hotel is a great find for budget conscious.

It’s definitely just a bed to sleep in. The room was overall fine, but actually in a totally different hotel, which happened to be a 2 star hotel when I thought I was booking a 3 star. I guess there are three hotels on the block under the same owner and I was in one of those. Not super obvious either how to get to the check in desk and wasn’t really obvious how to get to my room from there either based on the description I was given. When I walked in the room was super toasty and muggy. Tried to turn AC on, but it was broken. Thankfully the weather in SB is nice enough this time of year to just open windows. Two windows fine, but the screen on the third was broken so I didn’t feel super safe opening the third. The floor was sunken and cracked near the bathroom and looked like the vinyl had been patched a few times but continued to crack due to that area of the floor being sunken. Overall it was fine, clearly a super nice area by the ocean and very walkable. The bed was fine and I slept fine and felt safe in the area. It’s just that nothing stood out as super noteworthy or special and I was definitely put off by the hotel switch up because the pictures for the Villa Rosa are pretty gorgeous and I wasn’t even in one of those rooms. I’m fine with two star hotels, just not when I’m expecting a cute historic hotel in SB.

It is close to the Amtrak station, and everything is within walking distance, which makes for a nice quick getaway without the hassle.

This place had all the potential in the world However it was completely understaffed and I had to wait for them to clean my room I had made these reservations months in advance. They charged me hidden fees that I will dispute. And you had better get to what they call a breakfast before 9am or you don’t get anything. There is no one to refill the water. I would probably never stay here again
