Large bathroom with corner bath and powerful shower. Lots of hot water, clean white fluffy towels. We upgraded to King size bed, patio doors to outside decked veranda. Fabulous in the warm weather.
Next door to the pub and restaurant.
Excellent food, good menu both evening meal and breakfast.
Couples only at the moment.
Well worth it. Would definitely stay again.

โOn entering the property we was greeted by the reception staff they were very friendly and helpful, they made our short stay feel at ease, had everything we needed and the owner was so polite even carried my bag upstairs and said anything we need just ask. Really canโt fault our room was lovely felt homely & cosy, the area was nice & quiet. Highly recommend this place. We had the family room as it was the last one left for us to book & was a great size room. 10/10 โ
โNot great for EV drivers as when you take the car to charge, you cannot return to the hotel to park. And the cleanliness in the bathroom prevented me from bathing my 3 year old.โ
โ14 June 2night stay greeted by hoist room clean parking good bed excellent hot water but slow to fill bath would have liked a bigger tv but only watched it a couple of hours over the stay met MR CASH at the second pub just a few minutes walk from our hotel made us extremely welcome good beer the customers showed us weโre to get bus into Newcastle big question would I stay hear again YES Would I recommend it. YES โ
โFriendliest staff Iโve ever met at a hotel had to move rooms due to noisy air conditioning units outside our window but accommodated us no problem couldnโt do enough for you definitely will go back thanks for a great weekend โ
โNice place to stay easy to find and plenty of parking spaces. Chose here as reasonably priced and close to a running event a family member was attending โ
โThis was our second stay at 40 winks and it was even better! Warn welcome, beautiful decor, delicious breakfast. Host went out of his way to make our visit run smoothly as we were here for a graduation ceremony. We will be back. Didnโt have time to use the new bar so we must return!! โ

The surroundings are idyllic with lavender fields, apple and plum trees as well as all the beaitiful plants
Everywhere is immaculately maintained from the grounds to the restaurant and cottages.
